1. Foreigners can't own freehold or Mailo land.
These types of land ownership are reserved strictly for Ugandan citizens.

2. Leasehold is your legal path to land.
As a foreigner, you can legally lease land for 49 to 99 years. This gives you full rights to develop and use the land during the lease term.

You can lease land from:

I)Private individuals

ii)Government institutions

iii)Uganda Investment Authority (UIA) – especially for commercial projects

3. Consider forming a Ugandan company or joint venture.
Many foreign investors set up local companies to acquire land or partner with Ugandan citizens. This gives you more flexibility and helps with regulatory compliance.
