BUYER BEWARE ..

Yes , land buyers, beware...there is a form of fraud that has now become rampant in Uganda.

This fraud relates to land whose owners are dead and there are " beneficiaries " now claiming that they wish to sell the land .

In most cases these fraudsters are in possession of the title and have resorted to forging Letters of Administration which they show the interested buyer as proof that they have already obtained the Letters of Administration but have not yet transferred the title in their names.

These Letters of Administration look so genuine that it is almost impossible to suspect that they are forged.

In any case, many people have never seen Letters of Administration so once they see what looks like an official document from Court with a Judge's signature and Court seal , they will have no doubt that it is authentic.

Believing that they are the rightful owners of the land, the buyer will go ahead to pay these fraudsters who will hand over forged Letters of Administration and the title.

It is at the time of transferring the title when the buyer will learn that the Letters of Administration are a forgery and the " Administrators" who sold him the land are long gone.

ADVISE....do not buy land belonging to Administrators before carrying out a search in Court to find out if the Letters of Administration are authentic.
