🏡 Cecil County Housing Market Update – Mid-Year 2026 📊
The latest year-to-date housing statistics are in for Cecil County, and the market continues to show steady demand while becoming a little more balanced than we’ve seen over the past few years.
Here are the highlights through June 2026:
✅ More homes are selling.
* 525 homes sold, up 3.1% from the same period last year.
* Total sales volume reached $200.3 million, an increase of 1.2%. Association-CCBOR-202606.pdf
💰 Home values remain stable.
* Average sold price: $379,663 (down 2.5%)
* Median sold price: $361,000 (up 1.7%)
The slight decline in average price, combined with an increase in the median price, suggests that more moderately priced homes are changing hands while overall home values remain healthy. Association-CCBOR-202606.pdf
⏳ Homes are taking longer to sell.
Average days on market increased from 31 days to 41 days. Buyers have a little more time to evaluate homes than they did last year, though well-priced properties are still moving quickly. In fact, 216 homes sold within the first 10 days on the market.
💵 Financing Trends
* Conventional financing remained the most common choice.
* There were 94 cash purchases, showing continued investor activity and strong buyer demand.
* FHA and VA loans also represented a significant share of transactions, highlighting continued opportunities for first-time buyers and veterans. Association-CCBOR-202606.pdf
🗺️ Where was the activity?
The sales map shows the strongest concentration of home sales in:
* Elkton
* North East
* Perryville
* Rising Sun
* Chesapeake City
These communities continue to be among Cecil County’s most active real estate markets, with additional activity spread throughout the county.
My Takeaway
Cecil County’s housing market remains healthy. More homes are selling than last year, and overall sales volume continues to grow. While buyers are gaining a little more negotiating power as homes spend more time on the market, sellers are still benefiting from steady demand and stable home values.
If you’re considering buying or selling in Cecil County, today’s market offers opportunities on both sides of the transaction. Buyers have more time to make informed decisions, while sellers who price and market their homes strategically continue to attract serious offers.
