The latest year-to-date housing statistics are in for Cecil County, and the market continues to show steady demand while becoming a little more balanced than we’ve seen over the past few years.

Here are the highlights through June 2026:

✅ More homes are selling.

* 525 homes sold, up 3.1% from the same period last year.

* Average sold price: $379,663 (down 2.5%)
* Median sold price: $361,000 (up 1.7%)

⏳ Homes are taking longer to sell.

The Harford County real estate market continues to show resilience, but we’re seeing signs that conditions are becoming a little more balanced compared to last year.

Here are a few key takeaways:

✅ Home prices continue to rise.

* Average sold price: $448,425 (+1.4%)
* Median sold price: $415,000 (+3.6%)

💰 Sellers are still receiving strong offers.
The average home sold for 100.9% of its original list price, meaning many buyers are still willing to pay at or above asking price for well-priced homes.

🏠 Inventory is improving.
Active listings increased by 25.3% compared to June 2025, giving buyers more choices than they’ve had in quite some time.

📉 Sales volume softened slightly.

* Homes sold: 305 (down 4.1%)
* Dollar volume: down 2.4%

This suggests some buyers are taking a little longer to make decisions as inventory grows.

⏳ Homes are staying on the market a bit longer.
Average days on market increased from 17 days to 20 days. That’s still a very fast market by historical standards, but buyers have a little more breathing room than they did a year ago.
