Jim and his son Christian had two very different ideas of what the perfect home should look like!

Jim wanted Christian and his girlfriend, Brandy, to find a nice, clean, simple ranch-style home. Something practical, updated, and easy to maintain.

Christian and Brandy, on the other hand, had their hearts set on something with a little more personality. They wanted a larger Victorian-style home filled with charm, character, and history.

Christian thought he had found the one on North Lincoln Street, but when it came time to make a decision, he just couldn't pull the trigger.

Then Jim found what he believed was the perfect house on South 7th Street. They even made an offer, but unfortunately, another buyer outbid them.

As it turns out, sometimes losing out on a house is a blessing in disguise.

Eventually, the right home came along. A beautiful historic property with the charm and character Christian and Brandy were looking for, along with many of the updates and practical features Jim had been pushing for all along.

It ended up being the perfect compromise. Christian and Brandy got the character they loved, Jim got the peace of mind he wanted, and everyone walked away happy!

Something my buyers have noticed that sets me apart from other agents they've worked with is how I show the house.

Before we ever walk into a house, I've already done my homework.

I want to know the history of the property. When did it last sell? What did it sell for? How long has it been on the market? Have there been price changes? And most importantly, how does the asking price compare to what I'm seeing in the market?

Then we get to the house.

While you're deciding whether you like the kitchen or if your couch will fit in the living room, I'm looking at the house differently.

I'm looking for things I've learned to notice after walking through and selling a large volume of homes. I'll point out the good, the bad, and the things I think you need to know before making a decision.

My job isn't to sell you the house.

I'm not there to convince you to write an offer.

I'm there to help you understand what you're buying and protect your best interests.

In fact, you'll rarely hear me ask, “Do you want to write an offer?”

Instead, I'll give you my honest opinion. I'll tell you what I like, what concerns me, whether I think the price makes sense, and how long I believe the house is likely to remain available.

Then the decision is yours.

Because after helping a large number of people buy homes, I've also seen the mistakes buyers make.

I've seen people get distracted by cosmetic updates. I've seen buyers overlook expensive problems. I've seen people focus too much on their checklist and miss a great house. And I've seen what happens when someone feels pressured to make a decision.

That experience matters.

I don't consider myself a salesperson. I consider myself your advocate.

Congratulations to Dylan on his new home!

After three unsuccessful attempts to buy a house, we finally got it done on the fourth. There were a few other homes along the way that he considered making offers on, but they already had multiple offers, and he didn’t want to get into a bidding war.

Looking back, I think it worked out for the best. This house has everything he was looking for—a two-stall garage, a fenced-in yard, and a great location right behind Maynor Park. I honestly believe he ended up with the best house available for what he needed.

It’s frustrating when you miss out on a house, especially when it happens more than once. But Dylan stayed patient, and I’m glad we kept looking.

I get asked two questions quite often. Austin, what is the market like right now? And what are the interest rates doing?

BUT what they are really asking is: Austin, if I buy a home tomorrow, how much would my mortgage payment be?

They secretly just want to know if they can simply afford to buy a home in the current market conditions. And I get it, even if you aren't quite ready to buy, we all want to know if we could!

So, I will break it down for you quickly. Right now, the average price for a 3-bedroom/2-bath home in Aberdeen is about $270,000, and as I write this post, interest rates are about 7.3%, which means an average mortgage payment will land you at about $2,350 a month.*

For Catherine, this was never just a house. It was her childhood home and the place her family had held onto for 60 years; it was a difficult decision to let go of the home that held so many core memories.

To put that span of time in perspective, Guinness World Records lists 110 years as the longest time one person has lived in the same residence. Catherine’s family owned this home for more than half that long.

When it was time for the home to begin a new chapter, Catherine trusted me to help her through the sale. We found a buyer in 8 days, and the home sold for 98% of the asking price.

Welcome home, Cesar, Angela & family!

Cesar and Angela searched high and low for the right home in Aberdeen. When they walked up to this one, Cesar recognized it immediately: he had installed the stonework and had helped the owners with repairs. He knew the work that had gone into the house firsthand.

After walking through with their kids, they knew it was the one. They wrote an offer the very next day, and on September 25, 2026, they became proud homeowners!
