Listing under contract!

Wanted to share a little bit about pricing…

Every agent has their “strategy” and I truly believe that some properties require different strategies.

One strategy does not fit the picture for all homes.

We decided to list this one on the high side. No higher than any sold comps in the area. NOT overpriced, just on the topside of the comparables.

And what I’m to share, is more a discussion on Price IMPROVEMENTS and not the “negative” reactions to price DROPS.

Allow me to elaborate…

Buyers often fear that something is wrong with the property when they see that there was a price drop. They fear something happened, that something is wrong. Whether it’s a problem with the property, the pricing, or the people. I see it ALL the time in buyers.

I often have to remind them that it is normal to have price IMPROVEMENTS. There isn’t always a negative connotation.

A lot of the time that sellers price high, it’s because they are trying to get the biggest bang for their buck. If you were selling your home, you may or may not also want to do the same. That opens up a whole other can of worms such as relocation timing, needing to sell since you’re in a contingency before you buy, etc. Some need a fair price to sell quick. Others don’t. Not one size fits all.

However, in this case, we made a price improvement after a couple of days on the market. It’s a beautiful and well taken care of home in a great location. It will sell. But at what price?

We got lots of showings, but the feedback was that it was overpriced. What do we do? Make that price improvement.

What happened? INSTANTLY under contract.

All in all, in real estate, you see patterns. You have to react to the patterns. With listings, I chase what those patterns mean. They show us something. And we have to listen.

Let me start off by saying if you’re paying attention, I’ve posted so many sold posts 🤣 I’ve been SO busy this summer and I’ll say this…

I’m BEYOND grateful for it! I’m grateful that so many buyers, sellers, friends, family and vets I’ve worked with think of me as the one to help them with such a huge milestone. Thank you, thank you, thank you! 🙏🏼

For this one specifically, this is another ammo troop I served with in 7 MUNS at Dyess AFB! ✈️ 💣

Samantha and I actually served together at 7 MUNS at Dyess AFB.

Samantha & her husband decided they were going to take advantage of their VA benefits and buy a home!

Sweetwater is a small town west of Abilene, home of the famously known “Rattlesnake Roundup” 🐍

LISTING SOLD OVER ASKING & DREAM HOME ACQUIRED 🥳✅🏡

This one was special because, yes as it was my listing, it was actually the second deal I ever did in real estate as an agent.

Back when my sellers, Bridget & Robbie, first bought this home, they reached out because they were settling into life post-military. Life was changing, and there was a new chapter beginning. Since then, they’ve achieved even more!

Robbie became a cop with APD after he separated from the military and as I’m often talking about my military clients… I don’t often talk about the cops or border patrol officers I work with. TALK ABOUT A BADASS JOB. I strongly believe that the military can be challenging, but being a cop is one hell of a thing to respect. It’s hard knowing that when you go to work, you don’t know what you’re walking into. You don’t know what danger you’re going to face. Especially when you have a family and a loving home to come to. To Robbie, I respect you.

And both to Robbie and Bridget, thank you for your service in the military! 🇺🇸 🫡

Here’s to the new chapter! They decided to upgrade into a new home on some land and they sure found it! 🐴

WHOOP WHOOP!! Proud of my buyers, Alec & Hulya who have worked hard to buy their first home!!!

Alec & Hulya reached out awhile back because they were wanting to finally take the leap and move off base. They wanted more space especially with a growing family and two ADORABLE dogs 🥹

So, the search began! I let them know that this market is not for the weak. Buyers like them who are looking for the primary residence are up against hundreds (if not more) of other families needing housing in this time frame. With the data center, PCS season, and plenty of reasons for relocation, the Abilene market is spicy 🔥

HOWEVER we made it work out!

✅ We were able to get the sellers to cover $5,000 towards their closing costs which allowed them to come to the closing table in an awesome financial position.

PLUS just the fact that they used their VA loan is awesome 👏🏼😎

I also wanted to mention…

As we all know, this market is very competitive for the first time homebuyer range or anyone in the average price range (mid 200ks). However, I’ve been working with a lot of clients that are up to $1M and if you’re reading this and thinking that the competition goes all the way up, it doesn’t!

Affordable housing supply is definitely at a shortage, but there are plenty of homes that are on the market on the higher price range. Of course, not everyone is looking for or can afford that which I understand, I’m just sharing how it is in this range.

With these Clients specifically, we were able to get the seller to help out a little bit more than you may see on a lower priced home. 🏡

All that goes to say, don’t assume that every single home is going through the same market.

The market changes in different price ranges!
