Friday Question: What are two important questions to ask when thinking about purchasing commercial real estate?

Ther are many questions a potential buyer should ask when considering a property. Here are two that shouls be near the top of your list:

Ask about the current tenants' payment history, credit history, and rent rolls to evaluate the risk of default.

Ask about potential hidden building defects, maintenance needs, and zoning restrictions.

Tuesday Terms: Anchor Tenant

The primary and usually the largest tenant in a shopping center. Larger shopping centers may have more than one anchor tenant.

Rent for anchor tenants is often significantly lower than rent for other tenants in a shopping center because they draw consumers to the center. In a strip center, a grocery store is frequently an anchor tenant.

Did you know that our public library has several branches? One of them is located INSIDE the Mall of Abilene!

Friday Question: What are some of the challenges in commercial real estate?

Commercial real estate poses amny challenges. today we'll focus on two: money and market

Commercial properties can be expensive. Many can be beyond your budget. Even if you find an asset you can afford, you may not want to put all your eggs in one basket.

High interest rates have adverse consequences. In addition to depressing property prices, they result in a slowdown in general economic activity. This further lowers the demand for commercial property and changes the outlook for commercial real estate.
