Faster leasing. Higher pricing. A fundamentally different rental market than one year ago. In December 2024, the most affordable rent per square foot was 65¢/SF; today, $1.01/SF - a 36¢ gain. In December 2024, rentals remained on the market an average of 47 days; today they lease in 9 days or a little over 5 times faster. In December 2024, average rent per SF was $1.10; today $1.68/SF - a 58¢ per SF gain. The most expensive rent per sf was $1.39/SF in December 2024; this month it's $4.46/SF - a $3.07/SF increase which captures the market response to demand for furnished rentals not on the market one year ago.
