Nobody gives you the rulebook when you move to Southwest Virginia. 😂⛰️
Around here, directions involve landmarks, 20 miles can take longer than you think, and you might lose cell service somewhere between here and there.
But you also get mountain views on an ordinary drive, small towns where people still know each other, and a slower pace that starts feeling a whole lot like home.

Some days are productive. Some days are just about finding the good wherever you can.
I showed a couple of houses, took in some beautiful Southwest Virginia scenery, had my favorite little sidekick with me, and ended the adventure with McDonald’s for lunch. 🍟🤍
Things may feel a little “ugh” right now—but there are still sweet moments tucked into the middle of it all.

Buyers notice more than you think. 👀

It’s not always the big renovation that changes how a buyer feels about a home—it’s often the little things.

A smell. A dark room. A loose doorknob. Dirty trim. A repair that looks like it’s been waiting awhile.

None of those automatically make a house a bad house…but they can make a buyer go, “Hmmm… what else am I not seeing?” 🤔

🌸 I don't know who needs to hear this... but it's okay to stop and admire the flowers.
These white hydrangeas are one of my favorite signs that summer is still hanging around a little longer. Sometimes the smallest moments are the ones that help us slow down and appreciate the beauty around us.
