I know everyone talks about waiting until spring, but honestly? Fall might be one of the most overlooked opportunities for buyers.

Less competition.
More room to negotiate.

And sellers who are often a little more motivated than they were a few months ago.
That doesn't mean every house is a great deal. It just means there are opportunities if you know where to look, what to ask for, and how to negotiate.

Getting the keys is exciting... but homeownership doesn't start and end on closing day. 🏡🤍
There are a few things I tell every buyer after they get the keys—little reminders that can make a big difference down the road.
✨ Celebrate.
🔑 Change the locks.
💧 Learn where your water shutoff and breaker box are.
👋 Meet your neighbors.
🛠️ Find a few trusted local pros before you need them.
🗂️ Keep receipts for repairs and improvements.
None of these are complicated, but they're the kind of things people don't always think about until later.
One of my favorite parts of this job is that I don't disappear after closing. Whether it's recommending a handyman, answering a homeowner question, or helping you figure out your next move, I'm always just a phone call or text away.

Buying the house is just the beginning. 🏡🤍
The first month after closing is full of excitement... and a lot of paperwork, decisions, and things no one really tells you about.
These are a few of the money-saving tips I share with my buyers after they become homeowners:
✔️ File your homestead exemption.
✔️ Know when your PMI can come off.
✔️ Keep receipts for future tax purposes.
✔️ Start a maintenance fund before something breaks.
✔️ Review your homeowners insurance every year.
Little things like these can save you hundreds—or even thousands—over the years.
One of my favorite parts of this job is that my relationship with my clients doesn't end at the closing table. Whether you've been in your home for a week or five years, I'm always happy to help point you in the right direction.

Everyone notices the pretty kitchen... 👀
But the homes that end up costing the most are usually hiding the things buyers never thought to check.
After hundreds of home tours, I've learned there's a lot more to pay attention to than fresh paint and pretty countertops.
Here are 5 things I always encourage my buyers to do before falling in love with a house:
✔️ Test the water.
✔️ Trust your nose.
✔️ Open every cabinet and closet.
✔️ Ask about the age of the big-ticket items.
✔️ Drive by at a different time of day.
None of these mean you shouldn't buy the house—they just help you make a more informed decision. That's exactly what inspections are for, but these quick checks can save you from surprises later.
✨ And here's one of my favorite buyer tips: after every showing, write down your thoughts before you head to the next house. They all start blending together faster than you'd think!

I hear that question almost every time someone wants to move.

And honestly...it's one of the biggest reasons people stay in a house they've already outgrown.

They assume they'll have to:
📦 Move twice
🏠 Carry two mortgage payments
😬 Live with family for a while

Most of the time?

None of those things have to happen.

With the right planning, many homeowners are able to sell their current home and buy their next one on the same day.

Your movers know where they're going.
Your lender knows the timeline.
Your title company is coordinating the details.
And you have someone making sure all the moving pieces stay on track.

Is it a busy day? Absolutely.

Is it chaotic? It doesn't have to be.

Every plumber has a grease story.
The homeowner who swore they never poured grease down the drain.
The family who ran hot water afterward and thought that solved it.
The kitchen where years of "just a little bit" eventually turned into a costly plumbing repair.
The problem isn't what happens today.
It's what happens after the grease cools, sticks to your pipes, and slowly builds up over time.
This is one of those homeowner habits that seems harmless until it isn't.

This is one of those homeowner maintenance tasks nobody talks about… and almost nobody actually does 👀

But in about 15 minutes, you could help your fridge run more efficiently and potentially lower your electric bill.

Here’s the deal: refrigerator coils collect dust over time. When they’re dirty, your fridge has to work harder to stay cold—which can mean higher energy use and extra wear on the appliance.

✔️ Pull your fridge out
✔️ Vacuum the coils
✔️ Give it room to breathe

Bonus tip: Check your door seal while you’re at it.

Close the fridge door on a dollar bill. If it slides out easily, cold air may be escaping and your seal might need replacing.
