The first round of consumer inflation data came out this morning without much impact to the market. Headline CPI rose slightly from last month while Core CPI dropped a touch from last month. The main driver was a rise in shelter. This is to be expected: as rates drop, demand for homes go up.

According to mortgage news daily, national average rates today are around:

6.75 Conventional 30 yr
6.00 Conventional 15 yr
6.125 FHA
6.125 VA

I hope you had a memorable Christmas.

This is the final trading week of 2023 for the market and all is quiet. Some news to note: the run rate for home price increases YTD is 4.9%! Where are all the scrooges who were predicting a housing crash??? It’s not happening.

NAR released their Realtor’s Confidence Index and the most notable change is the increased confidence that buyer and seller activity will only increase from here. The median number of offers per home sold is now at 2.6, with about 20% still going over list price. We are all expecting a better January than last year 👏👏
