Want top dollar per acre? Sometimes smaller is better. 🚜

I pulled a year of Iowa auction data and sorted it by tract size. The pattern is clear:

📊 Under 40 acres: $13,407/acre
📊 40–80 acres: $12,806
📊 80–160 acres: $12,410
📊 160+ acres: $10,049

Smaller tracts pull a premium — more buyers can write the check for 40 acres than for 280, so competition per acre runs hotter.

It's why "should I split the farm or sell it whole?" is one of the most valuable questions a seller can ask before the sale bill ever goes out.

Same $1 million. Wildly different farms. 💰

In Northwest Iowa, a million buys you about 67 acres. Drive south and that same check covers 160.

It's the same money — the soil and the market just have very different ideas about what it's worth depending on where you stand.

Anecdotally, I've always suspected this. Now the data backs it up. 🌬️

Farms with a wind turbine sell for about the same per acre as comparable ground without one.

Here's why that's a green light for investors: that turbine comes with a lease check every year — but the market isn't charging you extra for it. Same soil, same price, plus an income stream the seller's already lined up.

If you're investing in , a turbine farm can pay literal dividends the comparable farm next door won't. That's an edge worth knowing.
