The Wyoming Owner-Occupied Tax Exemption deadline is right around the corner. This exemption can reduce the taxable value of your primary residence by 25% (aka: lower property taxes).

✔️Must own the home
✔️Must live there at least 8 months/year
✔️Must be your primary residence

🎉 And good news: There is NO requirement for how long you’ve owned the property before you apply.

“We can always lower it later!” or “Let’s just try it and see what happens.”

Welllll, let me go ahead and tell you what happens and why this is not a prudent strategy for something as important as selling one of your biggest assets.

1️⃣ You can’t unring that bell.
80–90% of your listing activity occurs in the first one to two weeks. If you miss that window, you’re chasing leftovers (weaker buyers).

2️⃣ The longer it sits, the worse it looks to buyers.
Buyers start wondering what’s wrong with it and will pick it apart at showings and during inspections.

3️⃣ Old listings attract low offers.
After a few months, buyers assume desperation and negotiate accordingly.

4️⃣ Frustration sets in.
You’ll question your agent, the marketing, and the entire process… but the problem isn’t exposure—it’s price.

5️⃣ Marketing can’t fix a bad pricing strategy.
The best marketing in the world won’t sell a home that doesn’t align with today’s market and agents are going to focus their greatest marketing efforts on properties that are likely to result in a successful sale.

6️⃣ You’ll chase the market down.
By the time you drop to where you should’ve started, buyers have leverage and you may net less than if you’d priced right to begin with.

7️⃣ Overpricing doesn’t test the market—it misses the market.
Pricing right the first time = faster sale, stronger offers, less stress.

So don’t TEST the market — MEET the market. The goal isn’t to start high and hope. It’s to start smart and sell strong.

Your agent should be your advisor and your coach. Always request that they be upfront with you—even when it stings. If the market doesn’t align with your goals, it may be a better option to give the market some time to reach the numbers you’re after instead of letting a bad strategy backfire and cause heartache and stress.
