Here’s a look at how the Hampden County single family housing market performed in January.

Year-over-year prices were up but prices peaked in June and have been steadily declining since. We continue to see extremely low new listings in the market which is really limiting options for buyers. There was one fewer new listing in January compared to last year which sets a new record for fewest January listings going back at least the last 25 years.

Despite this lack of inventory, it took about a week longer to sell last month than it did a year ago.

Here’s a look at median price trends and mortgage interest rate trends since 2005. Pretty wild.

In 2005 I’d been appraising for 3 years and thought the good times would never end. By 2008 I was sure I’d need to change careers.

In a few days I’ll be celebrating 20 years as a professional real property appraiser and in that time I think I’ve seen just about everything there is to be seen in real estate.

“There’s nothing on the market”

You’re not alone if you’ve said that recently. Through March there have been nearly 20% fewer new listings in Hampden County this year when compared to the average from 2013-2020.
