When selling a house, making the place look nice is a no-brainer to eliciting offers from visitors. Figuring out where to start can be overwhelming though, so here's 4 quick suggestions:
• Improving curb appeal - does the property look inviting enough on the outside to encourage coming inside?
• Depersonalizing - remove family photos, quirky décor, and anything that could hinder a person's ability to see themself living there
• Repairs/touchups - fix anything broken, leaky, or burnt out
• Declutter, organize, and scrub - making the place look clean and spacious goes a long way

Should you fix up your house before selling, or sell it as-is? Here's 3 things to keep in mind:
• Some improvements offer a higher return on investment than others
• Not everyone is willing to purchase a fixer-upper
• At the very least, think about repairing things that are very worn out or broken, like a detached cupboard door or broken stair

When it comes to secondary housing on Oahu properties, there aren't just Ohana Dwellings but also ADUs (Accessory Dwelling Units). While similar, there are a few key differences, including:
• Ohana dwellings can only house family members, but ADUs can be rented out to non-family
• Ohana dwellings can only have a "wet bar", whereas ADUs can feature a full kitchen
• Ohana dwellings need 2 off-street parking spaces, ADUs only need 1
