👋 Welcome to my newest segment: I'm just gonna say it.

Because I've had too much coffee and decided to tell ya how I feel ☕️

I think every town has that one brokerage or mega team that predictably cancels, is late to, or ghosts when they schedule showings on your listings.

It's gotten to the point where if I get a showing request from said brokerage I don't bring it to the owner until the day before, because 75% of the time they cancel or re-schedule.

And once it is scheduled it's like pulling teeth to verify they even showed up for the showing at all. 🙄

We know what's happening here.

They've created a business model which relies on buying leads from home search sites and setting up showings with little to no qualification of the "buyer"

As a listing agent, it's my job to protect my seller from looky-loos and non serious folks. Especially when the house is occupied. Especially when there's kids and pets to haul out for each showing.

Anywho- thanks for coming to my TED Talk and all serious real estate agents out there let's keep our eyes on those guys 👀 😅

I think I might officially be turning into an Aiken history nerd 🤓

I’ve been sitting on my back patio going down a rabbit hole with this book, and it’s making me see this town so differently. Not just as a place where people live… but a place that was built, piece by piece, with stories behind everything.

Like Pine Log Road…
It was literally named because there was a massive pine log laid across a stream so people could cross.

That’s it. That’s the origin. And somehow I love Aiken even more for it.

It makes me think about all the little details we drive past every day without realizing there’s a reason they exist. A story. A beginning.

This is the kind of stuff that makes me feel really connected to what I do—helping people land in a place that actually means something.

Give me something else to investigate- what’s a street, neighborhood, or spot in Aiken you’ve always been curious about? Or one you just love for no real reason?

It's been a busy few weeks here in the Aiken real estate market🌸

✨Story time...

Let me tell you- I much prefer handling the transaction of a home sale to actually moving. Our family just finished our in town move, and as much as I love the logistics in theory (I did publish a Moving Planner about all this)... I was reminded that I don't actually like handling the packing, cleaning, loading, unloading, and unpacking. 😅

Here's two big moving lessons I have re-learned this time around:

1️⃣ HIRE A CLEANER. It won't be just an hour or two of cleaning. It will be 10+ hours of cleaning. And you don't have time for that. Hire that junk out.

2️⃣ Don't get flustered at the end and carry an armful of bottles from the fridge to your car because the full unopened jar of salsa you balanced carefully on top WILL roll out of your arms and shatter on the floor you just swept and mopped and you will have to pick up the glass shards by hand because you already moved your broom to the new house and scoop up globs of salsa with a rag because that's all you have.

A very specific lesson to learn- but an important one.

Now that my personal move is behind me and I'm coming out of the Moving Weekend Fog- I am SO EXCITED for my newest home buyers to be under contract on this cute little home in River Bluff. It's extra special when "kids" from our Youth Group grow up and start doing adult things- what an honor to be a part of it 🥲🔑

I also have a new listing that JUST hit the market last night- and it's a lot of home for the money!

📍 543 Broadsword Way in Graniteville has 4 bedrooms, plus an office, PLUS a large living space in the upstairs loft. Not to mention that it has that coveted main level bedroom with it's own bathroom.

With the weather warming UP ⬆️ and interest rates coming DOWN ⬇️, it's a great time to be a home buyer in Aiken ☀️

So happy to help dear friends go under contract on their first home!!

Every home buying journey is a story of a family and their future together- this one I get to watch play out after closing day and I can't wait to see how they love and live in this home.
