Sometimes social media really does bring the right people together 😊

This husband-and-wife duo was preparing for a move to Aiken when their listing agent came across my social media while searching for a local Aiken Realtor® to match them with. After connecting, we scheduled a meeting to go over their hopes, goals, and vision for this next chapter so that once their home went under contract, we could hit the ground running here in Aiken.

And that’s exactly what we did.

We packed a full day of showings into their trip to town, but halfway through the day, we walked into this home and they just knew. 😎👙☀️🍉

We canceled the rest of the showings, got the offer written immediately, and they left town one step closer to making Aiken home.

80 days on market but we never once adjusted the price. 🗓️

The home was consistently showing, so instead of rushing to adjust the price, we paid attention to the feedback and let things play out.

Partway through the listing period, we found out the home would need a new roof and adjusted our strategy accordingly.

Suddenly multiple offers came in, and we used the roof replacement as leverage. Instead of negotiating down, we used the sellers’ willingness to replace to strengthen the deal and push the price higher.

The roof was completed during the contract period, and we closed over asking. 🤝🏼
