Pricing matters.
My seller listened to my advice and we priced ahead of market. Instead of pricing high and doing price reductions, we priced to move, and the buyers paid way more than we were asking. We maximized timing and priced correctly from the get go!

The lesson - a buyer will always spend what a buyer is willing to pay. Pricing right under the market value will drive your exposure and activity and lead to multiple offers---But overprice, and it can really hurt your result in this market.
