Congratulations to my friends Jeff and Phyllis for successfully selling this really great 3 bedroom ranch in Lake Schools!
Clearing out an estate can be a challenge if you've never done one before and chances are most people haven't had to.
I think the best way to work through an estate is to look at the house in 3 different strategies.
Option 1. Full market value and all costs to get that top number. Updated and turn key.
Option 2. Middle market value and working on items that produce high return on investment.
Paint, carpet, junk removal, odors etc.
Maybe spending a few thousand will attract more buyers looking for a decent home but not able to buy at the top of the market.
Option 3. Lower market value. Take your valuables and collectibles and move on. More control and less liabilities than an auction. More value and WAY less games than a WE BUY HOUSES scam.
Each path is different, but always effective.
But chances are I already have a willing and able buyer for your home. So just call me and let me help you make a decision that's best for you.
