And so we thought we’d stop by and offer some tips for hiring your first property managers. Here you go!

Online Reviews — The first thing to do is check online reviews and testimonials. How long has the company been operating in Summit County? How are their online reviews? Do they have good case studies and a good reputation? If they don’t, look elsewhere.

Vacancy Rates — If the property management company being considered is bad at finding tenants, then that’s going to hurt the bank account. So it’s important to ask about their average vacancy rates so you know what to expect before signing a contract.

Communication — How is the property management company at communicating and being honest? Multiple conversations with them are recommended before deciding to enter a working relationship. And expect nothing less than openness and honesty in these conversations. It should also be easy to get a hold of the property manager. If there’s any hint of shadiness, then Steer. Clear.

Cost — How much is it going to cost for the property management services? Ask this question early and make sure the answer is clear and direct. If there’s any attempt to dodge the question or if the cost seems really high, it’s probably best to look elsewhere.

If so, it’s important to understand how to periodically treat and test the water you’re using.

At Blimp Town Properties, we’ve bought and sold many properties that use well water in the more rural parts of Summit County and there are a few things that people should be aware of.

Here’s what one should keep in mind…

Well Water Comes From The Ground — Dead simple, well water comes straight from an aquifer in the ground. This means it’s untreated when it reaches a home and it’s only as clean as it was when it was pulled from the ground.

Well Water is Hard — Well water is usually hard because it dissolves a lot of minerals like calcium and magnesium in the soil. Hard water can react with certain cleaning products, cause soap build-up, and wear down fixtures and appliances. So it’s important to install a water softener if you’re on well water.

Well Water Can Stink — Because it comes from the ground, well water might smell bad and it also might stain appliances due to high amounts of iron. Installing a special iron filtration system will save on stains and improve the taste of the well water.

Well Water Can Become Contaminated — Obviously, well water can become contaminated. And that’s why it’s important to test the water at least once per year and ALWAYS use a high-quality filtration system before drinking the water. The most effective method is reverse osmosis.

Use Credit Cards — It might sound counterintuitive, but we recommend using credit cards to pay utility bills, so long as the credit card used offers good cash back and there isn’t a high transaction fee.

But what type of carpet is the best to install? What are some of the main qualities to consider?

We thought we’d stop by with some advice to help. :)

Here are four terms that are important to understand when selecting carpet…

Density — This refers to the closeness of the threading in a carpet. More dense carpets are typically higher quality and last longer.

Fiber — This is the material that the carpet is made of. Common fibers include nylon, polyester, polypropylene, acrylics, wool, and sisal.

Pad — This refers to the layer underneath the carpet that serves as insulation and improves comfortability when walking on the carpet. It’s usually a thin pad of foam, fiber, or rubber.

Pile — This refers to the surface of the carpet and how the tufts of fiber are looped, cut, or uncut. This is primarily stylistic.

And here are four factors to consider…

Cleaning — How easy will the carpet be to clean? Go with a stain or soil-resistant carpet to make clean-up easier.

Room — Which rooms is the carpet going in? The most common rooms are bedrooms, living rooms, family rooms, playrooms, and dining rooms.

Pets — How pet-friendly is the carpet you’re choosing? If there are pets in the home, then this consideration matters a lot.

Underlayment — The underlayment of the carpet is what makes the carpet comfortable to walk on and increases its longevity. Check with the manufacturer to determine the best option!

Then it’s probably a good idea to do some negotiating with your new employer to make the process as seamless and affordable as possible.

Here are things to consider negotiating…

Full-Service Moving — Getting your stuff to another state is probably going to be the most expensive part of moving. So it’s smart to ask the new employer for some financial assistance. Maybe even ask them to hire a moving company to help with the transition.

1-3 Months of Rent Paid— Getting settled in a brand-new city can take some time. And before buying a property, it’s a good idea to get a feel for different neighborhoods and areas. Asking the new employer for a few months of rent up front is completely reasonable.

It’s required to prove that the rent being charged is “fair-market rent”. A good rule of thumb is to charge the same as if the tenants weren’t friends or family.

Set Clear Expectations — Reviewing and signing a thorough contract is important with any tenant… it’s even more important when renting to a friend or relative. This will help set clear expectations and if something goes wrong, there is a clear agreement in place.

Communicate — Make sure to communicate just like it would be necessary to with any new tenant. Don’t assume that people know all of the rules or guidelines because they’re family or friends. Be clear and thorough. Over communicate if necessary.

Know What You’re Getting Into — Renting to family or friends very regularly goes wrong. So know what you’re getting into and protect your investment and the relationship as much as possible by preparing for, and heading off, the worst.
