Some homes feel like a transaction. And some feel like a story that was meant to unfold exactly the way it did.

These sweet friends of mine never gave up on their dream of owning a home in Alameda’s East End. We searched for months, chased opportunities, and endured a few really disappointing losses. The 14U Neptunes team competed and placed 17 out of 132 teams nationwide at the USA Jr. Olympics summer 2026! 🇺🇸
They didn’t take home the gold but they sure had a great time trying for it. 🤨😆💪

Here we go into a new water polo season! Wiley’s last year on 14U and I believe it will be his best year of water polo yet!! Go NePtuNeS!! 🔱🤽‍♂️🇺🇸

I met these wonderful buyers while I was hosting an open house this spring. They weren’t just incredibly kind—they were thoughtful, curious, brilliant, and genuinely wanted to understand every step of the home buying process. They asked questions, learned everything they could, and trusted me to guide them through one of the biggest decisions of their lives.

Together, we toured several homes. There were good contenders… but then we walked into the one.

You know that feeling when a house just fits?
We all felt it.✨

When it came time to write the offer, I knew we were up against some serious competition. The home was beautifully presented by an agent I have tremendous respect for, and I knew buyers would come running.

Eleven offers. 11!

But we didn’t chase. We didn’t panic. We wrote a clean, strategic, confident offer.

And they won.

Then came escrow.

Just when everything seemed to be on track, we hit an unexpected hurdle. The initial appraisal came in shockingly low—a moment that could have completely derailed the transaction.

But this is where experience, strategy, and staying calm matter most.

We stayed the course, advocated fiercely, challenged what needed to be challenged, and never lost sight of the goal. In the end, the final appraisal came in just above our purchase price—a validating moment that confirmed what we already knew: they had made a strong investment in a home and the market recognized that at its true value.

Their son gets to grow up in the same incredible school district where my own boys were raised. They’re just around the corner from me now, and I couldn’t be happier to welcome them as neighbors.
