Buyers' Market has arrived! F.U.D. Fear, Uncertainty and Doubt benefit Buyers. Every election season, especially presidential years, billions of advertising dollars will be spent scaring voters.

Psychologically, we are hard-wired to avoid risk. So most Buyers will wait during uncertain times. This is your opportunity to get a home with less competition.

Desirable homes will still have multiple bids but just a few hewing close to asking. Homes needing some TLC may have 1 bid at asking. Homes in sub-optimal settings will see no offers and price reductions.

You'll also see homes spending more time on the market. Don't take that as a measure of desirability, use that as an indication they are worth of more investigation.

Don't Procrastinate! This Buyers' Market will be short-lived. Normally, rational behavior returns the day after the election, but by then we're into the Holiday Doldrums when Sellers and Buyers prefer to attend holiday parties,missing many wonderful opportunities.

Every New Years Eve, millions of potential Buyers clink their champagne flutes and make a New Years Resolution to buy a home. You can be in contract before they toss out their empty bottles.

test #218: Find 6 things wrong with this fuse panel that will set you back at least $3,500.

Mid-century houses have clean lines and efficient floorplans. While you were looking the cathedral ceiling and fire place your savvy Realtor was looking for the electrical panel.

This is a fuse panel circa 1955. Those are supposed to be 20 amp fuses. Previous owners tired of turning on a hair dryer and having the fuse blow, so they put in 30 amp fuses. Oops, that allows the wires to overheat, possibly causing a fire. There is also a missing master fuse block. And there isn't enough peak power available for even an energy efficient lifestyle.

The good news is that is can be fixed pretty quickly, but you will want to do that before you move in.

During the open house while you were focused on dreams of remodeling the ancient kitchen, your savvy Realtor ran outside to check out the foundation and crawl space.

Isn't this lovely? There is a new concrete perimeter foundation, new concrete post supports, seismic reinforcements, shear walls, a nice hatch for access, a light with a convenient switch, ventilation to balance moisture, concrete flooring, neatly done wiring and plumbing, all representing professional workmanship.

If the foundation looks like this you can concentrate on that kitchen remodel! Marble or quartz?

Homebuyer test #216: Find 4 things wrong with this downspout that will cost you $4,500.

1-2-3 Yes, it's rusted, broken and ugly. But what's most costly is that it is emptying right next to the foundation. But that water also results in dry rot to the stucco as well as the wood mud sill on the foundation.

4 Next, visualize a very unscenic Grand Canyon as water washes away the soil that supports your foundation. No soil, weak foundation, settling, cracks in the walls, $$$

Bidding on a house in this condition isn't a problem as long as you accept that you'll need to spend money to fix it before you buy that new Viking range.

That's why you want a savvy REALTOR!
