When painting an accent wall it works best when the wall is a feature in the space, like this one here in the entryway. I created this look to feature Benjamin Moore Black Pepper and Dusty Road. Add a gallery wall of family photos above a bench or console table to make it personal.

Three homes closed on 2/17/26 - the highest sales price in the last 2 weeks, and they closed All Cash. One sold off-market, and the other two had 7 and 10 offers. Lots of demand in town.

The typical U.S. homebuyer now needs about seven years to save for a down payment, with timelines ranging from less than two years in affordable metros with large military populations to nearly four decades in the priciest coastal city.

That’s an improvement from a peak of 12 years in 2022, as cooling demand, easing mortgage rates, and improving affordability shorten the timeline in 2025, according to https://rltor.cm/xx1ZsZ economists. Still, the wait remains about double pre-pandemic levels, as the personal savings rate sits just above 5%, down from more than 30% in 2020 after hitting 3% in 2022.

At the same time, higher home prices and tight inventory have pushed down payments sharply higher, from just under $14,000 in Q3 2019 to $30,400 by Q3 2025.
