I picked up all of these nails just walking around the roof during a home inspection!

Leftover roofing nails are easy to overlook after a roof job, but they shouldn't be left behind. Loose nails can get stepped on and pressed into the shingles, potentially causing unnecessary damage to the roofing materials and creating opportunities for moisture intrusion. They can also wash into gutters, downspouts, driveways, and surrounding areas, creating hazards for vehicles, tires, and anyone walking around the property.

A little cleanup goes a long way toward protecting the roof and preventing avoidable damage.

When a roof loses granules over time, the fiberglass mat starts to show through, and it shows up first along the shingle edges. That reflection the sun catching the fiberglass inside the shingle. It can be hard to see on camera, but it stands out in person.
This roof isn't as bad as some we've seen. It's normal wear for its age, roughly halfway through its expected lifespan, and Southwest New Mexico sun speeds that wear up.
We'll note it in the report so the homeowner knows the
roof's current condition and can keep an eye on it.

When we check sliding doors, we're looking at more than
whether they slide smoothly.
Shower doors, closet doors and those popular barn doors
are all designed to be swung out and lifted off the track
for removal. That's why there should be a stop or guide at
the bottom: it keeps the door from swinging out and
coming off the track when you don't want it to.
Without one, a heavy door can come loose and fall on
someone, including a child. If you have sliding doors at
home, take a quick look and make sure that stop is there.

Drywall Cracking

Not every crack in a wall means there's a structural problem!
During this inspection, we observed a small horizontal crack in the drywall near a doorway.

Drywall can develop cracks over time as building materials expand, contract, and experience minor movement. In this case, the cracking appeared consistent with normal drywall movement, and we didn't observe other obvious signs of significant structural movement in the surrounding areas.

It's a good example of why we look at the overall condition of a property rather than judging a single crack by itself.
