The Wynantskill market experiences significant price growth despite increased supply.

Median sold price for single-family residences has surged to $425,000. Active listings have reached 21, with a median price of $575,000. Median days on market for sold properties have risen dramatically to 25 days, a 257% increase from the previous month. This indicates a shift in the pace at which homes are being sold in the area.

What does all this mean?

For buyers: You have more homes to choose from and more time to make a decision. Homes are selling slightly below asking price, so there may be some room to negotiate—but prices remain high.

For sellers: Home values are strong, but properties are taking longer to sell. Pricing correctly from the beginning is important because buyers now have more choices and are less likely to overpay.

Bottom line: It is still a favorable market for sellers, but buyers are gaining negotiating power.
