A few weeks ago I helped a wonderful couple close on their first home. It was a journey to get there and third time was a charm. First property we were under contract and found in the inspection period major flooding and a $40,000+ septic replacement. The next property our offer was put into back up position so we crossed our fingers and waited. It was not meant to be because home 3 was just right. For a closing gift I got them a household tool kit, boxes and grout refresh. Can’t wait to see what they do with the place. I have already heard that their dogs could not be happier.

Let’s talk about exterior paint color choices. This is my house for reference. I chose one color scheme when we built the house from colors that were being used at the time. About 4 years ago I chose the current color after we saw a house in Sunriver that we liked the color scheme. I bring up this topic because choosing the right color can be a challenge. I was on my walk today and there are a few newly painted houses that I get what they were going for, but the colors were just a miss. We have our own likes and dislikes and some people might not like my house. When picking a paint color do some research. Drive around and find house that do color well and find out what works well. When in doubt ask for help.

We went on broker tour yesterday and saw these two houses only blocks from each other. Same floor plan except for one has a 3 car garage. Similar lot size one is an interior house and the other is a perimeter house that backs up to farm ground and a slow moving train, but you have sunset views. Each home is still in builder grade condition and have been personalized. One is $670,000 firm price sellers won’t take less and the other is $599,900. Which are you buying and why?

I recently had a closing for my sweet 1st time home buyers. They got married right in the middle of putting in the offer and closing on their new home. The one thing that they loved about the home was the beautiful rose garden that the seller meticulously cared for and loved. As a closing gift I got them a new rose to add to the garden called True Love. Wish them all the best as they grow their rose garden.

Let’s talk about flooring. It is a conversation I have with my sellers and even in my own home. I will be honest these are my stairs. The carpet is 20 years old and has survived a family of 5 with 3 boys. It has served us well. We don’t plan on selling anytime soon, but do plan on replacing when we can. If I was selling this house the first thing I would replace is the 20 year old carpet. Buyers would walk in and see the deferred maintenance. When you are living in a home you can live in it at any condition. When you are selling you have to sell it in a condition that a buyer will pay top dollar for. What are your thoughts?

On Saturday I hosted an epic Open House. Most open houses you get a handful of people if you are lucky. I got over 50 people. It was three house of meeting new people and showing off the house. It happened to coincide with another event happening so that helped. People thought that was very smart to have the house open at the same time. Get the right people through the door and hopefully one will stick. I met so many wonderful people, had great conversations and even had someone tell me that they heard what a great Realtor I am from someone else. Made my day. Spread the joy!

On Wednesday’s we tour! A group of us review the tour list, make a plan and load up and head out to see as many houses that we can. What I have learned is that you want our group to ooh and aah”s from the front door to the back porch. Unfortunately on our tour today me had more ick and yucks. Word of advice buyers in this market are being extremely picky. They notice everything. If you want top dollar for your house you need to present the best house in your price range. The photo shows a buyer ready listing. Let me show you to have a top of the list listing.
