Sometimes the right sale comes together before a home ever hits the market. 🏡

I was recently referred to help a seller navigate the sale of his property, and as we started talking through the best path forward, an unexpected opportunity presented itself.

My colleague, Melissa Dubin, had been working with buyers who were preparing to relocate from Virginia to Upstate New York to be closer to family. After nearly a year of searching, she immediately recognized that this home could be exactly what they had been waiting for.

Nobody hires an agent for the parts that look good on paper.
They hire us for the Tuesday night phone call when the inspection comes back messy. For the moment the appraisal lands low and everyone needs someone to stay calm. For the house that photographs beautifully and is absolutely wrong for you, and the honesty it takes to say so out loud.

Most of this work happens where you never see it. Reading what the other side actually wants. Knowing which repairs are worth the fight and which ones will cost you the whole deal. Having the right plumber, attorney, or lender who will actually pick up on a Friday afternoon.

None of it fits neatly on a listing. All of it is the difference between a closing that happens and one that falls apart.
