Imagine turning a $50,000 investment into $97,000 in just 2.5 years.

Sounds like a dream, right? Well, it's not…

April 30, 2022: we made an unforgettable deal.

We purchased 61 Vandenburgh Ave for $1,025,000.

It was a prime multifamily property across from Hudson Valley Community College, surrounded by a blend of single-family homes and commercial conveniences.

But there was a twist.

The rear driveway didn't line up with the easement on the map.

It partially sat on the neighbor's property.

A potential deal breaker?

Absolutely.

But we didn't flinch.

Here's what we did:

✔️ We brought our lender in on the plan.

✔️ We assessed the risk (minimal, thankfully).

✔️ We stayed confident in the legal fix and moved forward.

What happened next?

With the help of Gerth Property Management, we revamped, remodeled, and revitalized:

- 9 apartments over 2.5 years.
- Painted, secured entryways, enhanced parking, and more.
- Raised the rent roll from $13,700 to $20,450/month.

November 14, 2024: we closed the sale.

Sold for $1,875,000.

And our passive investors?

They received a 30% annual return on their investment, turning a $50,000 stake into $97,000 (including a $47,000 profit).

This was more than just a win for us.

It was a win for everyone involved.

Truly an unforgettable deal...but also a damn good investment for our partners.

My career in multifamily real estate has been filled with both wins and challenges, big and small. Through it all, one lesson stands out: never get too comfortable.

Even when you think you've got it all figured out, remember that learning never stops. I've made the mistake of becoming too comfortable before, but I’ve learned that real growth and innovation only happen when you're committed to learning and adapting.

If you're feeling stuck, remember: one thought, one decision can change everything. You have the power to shift your direction and build new momentum.

RISK VS. REWARD

In real estate syndications, General Partners (GPs) manage and mitigate risks, but it’s important to remember that Limited Partners (LPs) often bear the financial impact.

Here’s how it works:

→ Uncapped Floating Debt: GPs may hedge against rising interest rates, but if this fails, LPs' capital is at risk.

→ Unqualified Sponsors: Poor decisions by inexperienced sponsors can lead to losses. LPs need to vet sponsors carefully to protect their investment.

→ Occupancy Issues & Poor Budgeting: Low occupancy or budget shortfalls can lead to financial strain, potentially resulting in capital calls from LPs.

→ Property Management: Inefficient management can hurt returns, with LPs feeling the impact first.

Why do LPs Accept this Risk?

In exchange for absorbing these risks, LPs expect higher returns, typically 1.5 to 2.0 times their investment.

Are you comfortable with this risk-reward balance? Make sure you vet your GPs and understand the market before investing. Your due diligence is key!

I lost!

The Saratoga Springs race track is a staple in the Capital Region of New York. Each year, we attend Adirondack Trust Bank’s event at the 1863 Club, right at the finish line—thanks to our friend Mike O’Connell.

It’s not just a fun day but also a great networking opportunity.

Here’s what we accomplished last Thursday:

Quality Time- Spent meaningful time with a partner, something I wish we did more often!

Broker Connection- Met with the broker for our 61 Vandenburgh Ave. deal to discuss the buyer’s lender.

Insurance Talk- Had an important conversation with our agent about the premium for our Latham complex.

Our multifamily investments in Florida and Tennessee since 2020 have been more than just business; they’ve been about building strong partnerships.

A common question I hear is about Florida property insurance—thanks to my partner Alex, we’ve secured some stability there for the coming years!
