Nice try attempting to hide a tampered power company tamper tag at a flip house.

It’s always important to have a detailed home inspection, especially at a flip home. Vagueness and over generalization in inspections/reports certainly helps deals close, but can really harm buyers who are often putting everything they have into a home.

Hey guys! It's about to get stupid cold.

Please share this if you are in an area that is going to get abnormally cold so people can take some steps to save themselves from a big headache. The last bit about opening cabinets and running a trickle of water is the easiest and most practical to do over night if you can't insulate.

Old mill house flips are usually pretty interesting inspections. If you are checking out a home and it doesn't have a boxing area you will have a lot of water draining down the side of your home so pay attention during your walk through. This makes siding installation and trim details around doors/windows extra important. This home had a lot of damage in the wall and floor framing system that the buyers were unaware of. I like to encourage buyers to let their agents work in the due diligence period and use the report as a tool instead of run away. Something like this is fixable and the awesome buyer's agent was able to negotiate this all to be repaired.
