Interesting story. My buyer and I had viewed a disappointing property and I pointed a house across the street. It was a beautiful Mid Century home in original condition from the 1960's. Well it came on the market a few weeks later. We moved quickly and bid against a lot of others.

8108 Curry Avenue - Sold

I originally met my clients about a year or so back and after pursuing a number of properties, they kind of went dead on me - familiar story?

Well they resurfaced and had this vision of what things were like when it was a Buyers Market. Now we are in a really tough market and to complicate things further, they are from India and one of the criteria is that the house entry must face North. They also wanted the best schools in Albuquerque and were extremely analytical - you know - the Sandia Labs type!

We lost a number of properties because of competitive bidding over ask price. I had to put my thinking cap on because price per square foot was a big factor. So I located this home 2 blocks from Albuquerque Academy and in the La Cueva school system - house was in a trust and the agent was not shopping for bids (rare situation).

We got the house for $9K less than ask and with $2.5K concessions, termite remediation and carpets professionally cleaned. We are talking $162 per square foot in a neighborhood where homes fixed up go for $185 per square foot.

All the modifications are purely cosmetic with 3 living areas and 3 bedrooms 2 baths. Clients are both Engineers and have the vision and money to take it to the next level.
