Selling a home in Albuquerque? Here's what actually comes out of your sale price.
Our new guide covers the items you'll see on your settlement statement:
- Your mortgage payoff
- A negotiated commission, plus gross receipts tax on that commission (not on your sale price)
- The buyer's owner's title policy and, in many sales, part or all of the closing fee
- Prorated property taxes
- A state septic evaluation if the home isn't on sewer
- Any repairs or credits you agree to
And one piece of good news: New Mexico has no deed transfer tax.
The guide also includes GRT rates for Albuquerque, Rio Rancho, Corrales, Tijeras and more, and a line-by-line net sheet you can fill in.
