Kathleen Tomlinson with Coldwell Banker Legacy

Kathleen Tomlinson with Coldwell Banker Legacy A Multi-Million Dollar producing Realtor at Coldwell Banker Legacy, Specializing in Luxury Home Sales I am a proud native of Albuquerque, New Mexico.

I graduated from Eldorado High School and continued my education at the University of New Mexico where I obtained my bachelor’s degree in Sociology. I have a strong background in Customer Service. I managed many sales teams in a Corporate Environment for many years. Yet my passion all along was in Real Estate. I learned from a young age what it meant to own your own rental properties. I grew up in

a family that owned several and I painted many apartments and houses to earn some income while attending Junior High and High School. I left Corporate and in 2007 I decided to go to Real Estate School and obtain my license. That was the best decision I ever made! I owned a few rental properties myself but the biggest joy I get is working with Sellers and Buyers in the Residential market. I have learned through my years in Real Estate that every sale is different, and my client’s needs are different. No matter what the Sales price of the home my clients receive the same exceptional service from me. My experience has given me a wide variety of knowledge in handling different sales. Of course, I learn something new every day, yet I take great pride in having a large catalog of knowledge. In addition, being a native of New Mexico I know the market in the different counties in the state. I have handled multiple transactions for both Buyers and Sellers in the different areas
Today I am a proud Multi-Million Dollar producer with Coldwell Banker Legacy. I am an expert in a variety of Residential Sales, Estates, Luxury Homes, Investment Properties, Distressed Properties, Land. You may contact me anytime. I look forward to your business! How I started baking and cooking.....

When I was around 5 years old, every weekend I would climb up on the counter and cook my Mom and Dad breakfast. My parents would tell me and others what a wonderful cook I was. My Dad commented years later that he hadn't eaten so many shells in his eggs as he did when I began making them breakfast😂

Later I graduated in my cooking skills and my Mom and Dad bought me an Easy Bake Oven. I do have to admit that is when I realized I had a talent for baking. My family couldn't wait to see what bake goods I would be making in my Easy Bake Oven. It actually did a pretty good job of baking some of my favorites back then. I even had a recipe to make soft pretzels in it

One Christmas my Mom and Dad bought me the Betty Crocker Cookbook that I still refer to to this day for recipes. Through the years I would have dinner ready for my folks when they got home from work and my brother and I were home from school. I began collecting cherished recipes that had been passed down through the family. I was even able to get family recipes from our neighbors and friends through the years. Still to this day I love to bake and cook. It's a time I can relax and enjoy the many wonderful smells of the kitchen!

Signs a Home Will Hold Its Value Over Time
A kitchen renovation can make a home sell faster, but it won't necessarily make it worth more 10 years from now. The factors that actually drive long-term value tend to be less photogenic than a renovated kitchen. Things like lot size, location, and the condition of systems behind the walls are what...

How Small Repairs Can Help Your Home Show Better
Pre-listing prep doesn't have to mean renovating the kitchen or replacing the floors. In many homes, the better starting point is much smaller: the repairs that have built up gradually because you see them every day and eventually stop noticing them.

Small repairs before listing often matter more than sellers expect. Here's a practical look at which fixes tend to have the most impact when it's time to show.

How to Create a Home Maintenance Routine
Most homeowners don't ignore maintenance because they are careless. More often, the work just never gets organized. One task comes up in spring, another in midsummer, and by fall, half the list is still sitting somewhere in the back of your mind.

How to Spot a Well-Maintained Home
Fresh paint and staged furniture can make almost any house look good — that's the point. What you actually want to know before you fall in love with the countertops is whether the home has been well cared for. That difference shows up in places that never make it into the listing photos.

Learn how to look past the staging and spot the signs of a truly well-maintained home, from the foundation grading and roof condition to the mechanical systems and small details that reveal how a property has really been cared for.

How to Make Your Home Look Move-In Ready
Most sellers focus on price, but buyers are making a different calculation when they walk through your door. They're asking whether the home feels like somewhere they could actually live. That answer forms fast, often before they've made it past the entryway. So the question worth asking before you list...
