VA loans don’t have a purchase price limit.

Most people still think VA loans are capped at the conforming limit (around $832K in NM).

That’s not how it works.
VA doesn’t limit price—it limits how much of the loan it guarantees (25%).

Once you understand that, you can structure deals ABOVE conforming limits with surprisingly little cash.

In every generation, Americans have expressed their patriotism in different ways — through service, sacrifice, community leadership, entrepreneurship, and family legacy. Yet one expression of patriotism has remained consistent from the founding era until today:

Owning, stewarding, and protecting private property.

Real estate isn’t just a business.
It’s not just an investment vehicle.
It’s a core pillar of the American idea — the belief that free people, governing themselves, can build strong families, strong communities, and a strong nation when they have the right to acquire, use, and pass on property.

This theme runs deeper than many people realize. It’s woven directly into the major documents that built the United States.

🇺🇸 The Constitution: Property Rights as a Pillar of Freedom

The 5th and 14th Amendments protect private property from government seizure without due process or just compensation. This principle didn’t appear by accident. The Founders viewed property rights as essential to liberty itself.

Without secure property rights:

Free markets can’t exist

Citizens can’t be independent

Real Estate vs. Stocks — What I’ve Learned After 20+ Years Investing

Yes — the stock market is a great place to invest.
But here’s the key difference between stock investing and real estate investing:

Stock investing means trusting someone else to make decisions you can’t make yourself. That’s not a criticism — it’s how I started. I invested in the stock market for over 20 years before I truly understood what it meant to own and direct my capital.

When I invest in real estate, I’m the decision maker. I study my local market, analyze past performance, and assess the current landscape — just like a stock analyst studies companies. The difference? My “company” is my neighborhood. My “market forecast” is based on what I can see, touch, and influence.

Stock brokers — human or AI — study data, apply models, and project future growth or decline. I do the same with real property. Both disciplines rely on knowledge and history, but real estate offers one unique power most people overlook: leverage at the individual level.

Companies borrow against their assets all the time. Most stock investors never realize that the company they own shares in is already leveraged. In real estate, that ability to borrow against equity is extended to the single investor — you and me.

Gary Keller, real estate entrepreneur and author of The Millionaire Real Estate Investor, said, “Anyone can do this.”
I agree — but I’d add, most people won’t.

Because the stock market industry knows something fundamental: most people stay too busy spending money on products instead of building wealth through capital assets.

(For those who like words: “Capital” comes from the Latin caput, meaning “head” or “source,” and “asset” from the Latin ad satis — “toward enough.” Real assets bring you closer to “enough.”)
