This article is pretty accurate about what has changed (our area made this change effective August 1st). The big takeaway is that you will now need to sign an agreement with a broker before you can even get a tour of a home. It's not a complicated document but it outlines what to expect from your broker and what would be expected in return. Also right up front is the compensation the buyer broker will charge. It has been paid by the seller most of the time in the past and will continue to do so in the future, however, the process is more transparent as the money part of it is disclosed right up front - just like signing a contract to work with an attorney or other professional.

When a home is sold, agents typically split a commission that equals about 5%-6% of the purchase price. New changes could cause a significant shift in how real estate agents are compensated.
