A lot of people are telling themselves: “I’ll just wait until later this year once things calm down.” But rates are not expected to change much — so if that’s your main reason for waiting, here’s what you’d actually be trading away.
1. Buyers: Summer Brings More Fresh Listings

🏡 if finding the right home at the right price has been your biggest frustration, summer is when that eases up. Data from Realtor.com shows summer months bring about 32% more newly listed homes than the average month from September through December. More fresh inventory means more shots at finding “the one” — and that flow of new listings slows down fast once Fall and Winter hit.

2. Sellers: Homes Typically Sell for More in Summer

🗞️ Don’t let the headlines about price cuts fool you — it varies widely by market. According to NAR, homes sold in summer go for about 4% more on average than homes sold from September-December. Summer buyers are often working against a clock (school year, vacation time), and that urgency tends to translate into stronger offers.

Let’s be real about affordability for a second.
If you’ve got a move on your mind, here’s the full picture — the good and the bad.

Mortgage rates have been rising. After trending down for over a year, they’ve climbed back up. Uncertainty is the enemy of rates, and between global tensions, the Middle East, and stubborn inflation, there’s a lot pushing them higher. As Colin Robertson of The Truth About Mortgage put it: “You can’t have $100 a barrel oil and not expect inflation to rise, which translates to higher bond yields and mortgage rates.”

Rates probably won’t drop until those things improve — and even then, experts expect only the low-to-mid 6s. So should you wait? The general consensus: if you can afford to buy and find a home you love, it’s still worth it. No one knows when rates come down — and how long do you really want to put your life on hold?

Here’s what doesn’t make the headlines, though. Wages have actually been growing faster than home prices — about 4% vs. 2% year-over-year. That quietly chips away at the affordability challenge over time.

And home prices themselves? They’ve stayed remarkably stable — no dramatic runup, no crash. Buyers also have more choices right now, which means less competition and more negotiating power.

The picture isn’t perfect. But it’s not as bleak as the headlines suggest. 📲 Questions about what this means for your move? Let’s talk.
