šŸŽˆ Just another October morning in Albuquerque!

I've lived here my entire life, and I still stop and look up when balloons start drifting over the neighborhood.

There's really nothing quite like Balloon Fiesta week—the cool mornings, blue skies, Sandias in the background and balloons showing up just about everywhere.

Real estate is what I do, but helping people discover what makes Albuquerque such a great place to live is one of my favorite parts of the job.

Enjoy Balloon Fiesta week, Albuquerque! šŸŽˆ

šŸ” Fall can be a great time to make a move in Albuquerque.

One thing I like about the fall real estate market is that things tend to get a little more serious.

Buyers who are out looking usually have a reason to move, and sellers who have their homes on the market generally want to get them sold.

That doesn't mean every home is a bargain—or that sellers have to give their homes away. It means there can be opportunities on both sides when you understand the market and know what to look for.

After more than 20 years selling real estate in Albuquerque, I've learned that the best time to buy or sell isn't necessarily spring or summer. It's when the timing makes sense for you.

Thinking about buying or selling this fall? I'm always happy to talk through your options—no pressure.

šŸ” A little advice for anyone house hunting in Albuquerque...

Don't let ugly paint or outdated flooring scare you away from an otherwise great house.

I always tell my buyers to concentrate on the things that are difficult or expensive to change: location, lot, floor plan, roof, HVAC, windows and overall condition.

Paint is easy. Flooring can be replaced. Even a dated kitchen can eventually be remodeled.

But you can't move the house to a better street or make the lot twice as big. šŸ˜‚

After more than 20 years doing this, I've walked through a LOT of houses. When I'm showing you a home, I'm not there just to sell it to you. I'll tell you what I like, what concerns me, and what I think deserves a closer look.

If you're thinking about buying in Albuquerque, Rio Rancho or the surrounding area, feel free to reach out.

šŸ” Thinking about selling your Albuquerque home?

One of the questions I get all the time is, ā€œWhat should I fix or update before I put my house on the market?ā€

You might be surprised by my answer: probably less than you think.

I've seen sellers spend thousands on improvements they thought they needed, when some fresh paint, minor repairs, good curb appeal and a little decluttering would have made just as much difference.

After more than 20 years selling real estate in Albuquerque, I've learned where it's worth spending money before a sale—and where it isn't.

If you're thinking about selling, give me a call or send me a message. I'm happy to take a look at your home and give you some straightforward advice before you start spending money.

I often talk with homeowners who think they need to spend thousands updating their house before putting it on the market. Sometimes improvements make sense — but sometimes they don't.

Fresh paint, decluttering, curb appeal, a few inexpensive repairs and, most importantly, pricing the home correctly can make a much bigger difference than an expensive remodel.

I've been selling real estate in Albuquerque for more than 20 years, and I'm always happy to walk through a home and give you my opinion on what I'd do, what I wouldn't do, and where I'd spend the money before listing.

If you're considering selling — even if it's six months or a year away — feel free to reach out. No pressure. I'm happy to help.
