Everybody asks whether the roof leaks. Almost nobody asks the better question.

How old is the roof, and is that age going to be an issue for your insurance company?

Those can be two very different things. A roof can be perfectly dry today and still create an insurance issue if the carrier considers it too old or too much of a risk.

And if you're buying in a more rural or higher fire-risk area, this can matter even more.

Ask early. Age, type, and whether there have been any previous insurance claims on it.

This is the kind of thing I'm watching for on your behalf the whole way through.

In Albuquerque, the year does not start in January. It starts when the chile roasters come out.

I grew up here, so that smell means something specific to me. School starting. The weather cooling down. Things settling down after a long, hot summer.

The real estate market tends to do the same thing. The summer rush is over. The people still looking in September are usually moving because the timing makes sense for them, not because they're racing against a deadline. That can make for a calmer market and a little more room to make thoughtful decisions on both sides of a transaction.

I'm not here to tell you who to hire. I'm here to help you know what to ask. Three questions to ask, a couple of red flags to watch for, and what a normal roofing bid should look like. It is all in the slides.

Your AC picks the worst possible week to quit. Usually the week it hits 98 and every company in town is booked out.

That pressure is what makes people say yes to the first van that shows up. So before you do, here is what I ask.

Get the diagnosis in writing before anyone touches the unit. A good tech can tell you what failed, why it failed, and what happens if you wait. If the answer is vague and the quote is immediate, that is a signal.

Confirm licensing, bonding, and insurance in New Mexico. This is a two minute check and it protects you if something goes wrong in your crawlspace or on your roof.

Ask about the warranty on parts and the warranty on labor separately. They are almost never the same length, and the labor number is the one that costs you later.

What normal looks like: a written diagnosis, an itemized bid that separates parts from labor, and a realistic timeline. On a full system replacement in the metro, expect the bid to spell out equipment, tonnage, and permit. If it is a single line item with a single number, ask for the breakdown before you sign.
