We are looking for a skilled Property Manager to manage 50+ rental properties and a self-storage facility. We are seeking a highly motivated, confident individual with proven success in property management.

Compensation: Starting pay: $550/week. After three-month review: $600/week and bonus structure, 10 day paid vacation plus national holidays

Hours: In Office: 9:00 am - 3:00 pm, Monday-Friday. Also, answering calls most weekends.

Job Duties

Leasing rentals to include marketing vacancies, responding to leads, showing rental properties, processing applications, background checks, income and rental verifications, and preparing and executing lease documents.
Performing walk-throughs for Resident move ins and move outs and completing necessary reports.
Building and maintaining positive relationships with prospective and current residents.
Collecting rent and making bank deposits.
Maintaining accurate records of rental income, delinquencies, and lease documents.
Report weekly and monthly income and occupancy reports for both the storage facility and rental properties.
Assist in the preparation of annual operating budget for the rental properties.
Posting and serving notices for rental properties and self-storage units with delinquent Residents and attending delinquency court hearings if needed.
Responding to maintenance requests and repair calls and ensuring all repairs are completed correctly and in a timely manner.
Responding to maintenance repair calls and rental inquiry calls most weekends.
Ability to make recommendations for rent increases and expense decreases based on market.
Experience and Skills

Property management experience
Strong leadership skills
Excellent computer skills to navigate software and generate reports
Great customer service
Friendly disposition and ability to work well with other team members
Problem solving skills
Basic math skills
Must be able to work independently
Experience with Affordable Housing programs and low-income housing is a plus
