Contract activity in the Metro DC area from July 20-26, 2025, was down 2.3% compared to the same seven-day period in 2024.

Key Takeaways:
· The weekly decline is due almost entirely to a rough week for contract activity in Prince George’s County, which was off 24.6% compared to this time last year.
· Four of the other five jurisdictions we track had increases in the number of new contracts.
· Prince William County was down a bit, but Northern Virginia, Loudoun, Montgomery, and even Washington, DC were all up.

Why it Matters
· While overall activity continues to be pretty flat, it is clear that the Northern Virginia suburbs are faring better than those on the other side of the Potomac.

· Montgomery County is almost exactly where it was through the first seven months of 2024, while DC and Prince George’s County are tracking well below last year’s performance.

· And once again, homes are taking longer to sell than a year ago. This same week last year saw homes going under contract in an average of 27 days, and that number has now climbed to 41 days.

Contract activity for July 13 – 19, 2025 in the Metro DC area was down 3.4% compared to the same seven-day period last year.

Key Takeaways:
·Just like last week, the DC metro area had three jurisdictions that posted an increase in contract activity, and three that had decreases.
·While the overall weekly changes aren't big, they certainly are in the individual areas.
·In our previous report, Northern Virginia contract activity was up 21%, while this week it was down 3.4%. Prince William County was down 21.4% last week, and up 1.6% this week.
·Prince George's County continues to have challenges, with this week's 14.6% drop following the previous week's 10.1% decline. Year-to-date, contract activity in Prince George's County is off 11.2%.

Why it Matters
·The DC metro area real estate market is kind of stuck, with fairly flat contract activity.
·And because the number of homes on the market is up by more than 40% compared to this time last year, and buyers have more choices, homes are staying on the market longer. Last week, homes going under contract were on the market for an average of 33.3 days, up from 27 days last year.

·While we’re certainly encouraged by the relative increase in new contracts, three of the six jurisdictions haddouble-digit increases, and three had double-digitdecreases.
·In the previous weekly report, Washington, DC had a 21%increasein contracts; last week,the District saw a 20% drop. Montgomery County wasdown11% a week ago and wasup 22% this week.
·We don’t often see swings that are this wide from week to week.
·Loudoun County is the only area with a decent year-to-date increase – new contracts are up 4.8%, and Prince George’s County is the only area with a double-digit year-to-date drop, with new contracts down 11%.

Why it Matters
·Buyers have more choices of homes on the market now than this time last year – substantially more.
·As a result, the average length of time homes are going under contract is rising. This time last year, the average days on market was 29; in the just-completed week, the average was 44.
