This area showed considerable buyer negotiating power: 54% of contracts were below asking, the highest share among the markets surveyed, compared with 30% above asking. Seller funding was still present in 92%. Cash was relatively strong at 31%, while home inspection and appraisal contingencies appeared in just 54% of contracts.

🏡 **BIG NEWS FOR HOUSING & HOMEBUYERS**

JPMorganChase just announced plans to deploy **more than $750 BILLION through 2035** to help address housing affordability and expand homeownership across the U.S.

Here’s what caught my attention 👇🏾

🏘️ **1 MILLION affordable homes**
The initiative aims to finance the construction or preservation of 1 million affordable housing units nationwide.

🔑 **500,000 homebuyers helped**
JPMorganChase plans to help 500,000 customers purchase homes, including approximately **200,000 first time homebuyers**.

💰 **More mortgage lending**
The company plans to increase mortgage lending by **more than 40%** and hire 850 additional Home Lending Advisors.

💵 **Down payment assistance**
Part of the strategy includes working with organizations to help reduce mortgage costs and expand access to down payment assistance.

🏗️ **More housing supply**
JPMorganChase is also supporting changes to zoning, permitting and building codes that could make it faster and less expensive to build more homes.

🏠 **Alternative housing options**
The company is even considering financing options for **modular and manufactured homes** as potential new mortgage products.

Why does this matter?

The affordability problem isn’t just about mortgage rates. **We simply don’t have enough housing in many markets.** Increasing supply, expanding financing options and helping buyers with upfront costs could create more opportunities for people who have been priced out of homeownership.

This is a major long term investment, and I’ll be watching closely to see how these programs translate into opportunities for buyers in the **DC, Maryland and Virginia housing markets.**

Maryland Metro & DC Market Update

The Maryland Metro & DC market leaned competitive, with 38% of homes selling above asking and another 32% below asking. Financing, home inspection, and appraisal contingencies were each included in 85% of transactions, while financing was used in 92% of purchases. Single-family homes made up 61% of the market, followed by townhomes at 31%.

A new federal law backed by Sen. Raphael Warnock aims to limit large corporate investors from purchasing additional single-family homes. The 21st Century ROAD to Housing Act also includes measures designed to expand affordable housing and support first-time homebuyers.
