Most people think you HAVE to be a first-time homebuyer to get assistance…

That’s no longer true šŸ‘€

With programs through Virginia Housing, some repeat buyers can now qualify for grant money to help with their purchase.

We’re talking:
āœ”ļø Down payment assistance
āœ”ļø Closing cost grants
āœ”ļø Potentially thousands in savings šŸ’°

BUT here’s what most people don’t know…
It depends on where you’re buying and how your loan is structured

And if you don’t qualify for the grant?
There are STILL programs that can help you buy with little money out of pocket.

If you’ve owned before and thought you had to do it all on your own this time…

You don’t.

When touring homes, look for:

1ļøāƒ£ Counter space for functionality
2ļøāƒ£ Storage (tall cabinets = more room)
3ļøāƒ£ Open layout for entertaining

A beautiful kitchen is great — but a functional kitchen is even better.

This is my fourth year in real estate and second year as a full-time entrepreneur and this is what I’ve learned…

1. Everybody is going to have an opinion, find your own path!

From people who never attempted anything that you’re doing to people in the business that you respect. Even your brokerages business plan for new Real Estate Agent. They all give you a general advice that may or may not work. But ultimately you have to pave your own way. The one that only works for you! This helps you find and build your clientele and niche early on so you don’t end up wasting time like many other new realtors. Don’t let other peopleā€˜s opinion put your growth in a box!

2. Real Estate is THE lonnngggg game.

Every aspect about Real Estate screams timing. Timing of the market timing of when buyers and sellers are ready to move, timing to build equity. Some things require the right timing and others just require time. Give yourself grace as you grow and learn.

3. Networking is key!

When I first started out, I had zero realtor friends or associates. I never seen anyone ā€œReal Estateā€ IRL outside of watching my dad do contract work and eventually build his portfolio in by Florida and celebrating my uncleā€˜s closings by taking family trips to Jamaica. You have to associate yourself with people who are in the business and then surround yourself with people in the rooms that you want to be in.

4. You can absolutely be ā€œdual careerā€ and make a lot of money

There is this really agitating, saying amongst realtors and real estate agents that if you’re dual career, you won’t succeed. SCRATCH THAT! I regret listening to the naysayers that didn’t have my drive for success. My hunger to be the best. And my desire to really learn the ins and outs of the craft. Some of the best realtors that I know own and operate other businesses or work for the federal government and have been acknowledged by their brokerages at top producing SOLO agents. This just goes to show that if you’re in a room being told that what you’re trying to do won’t work. It’s not you that’s wrong. You’re just in the wrong room.

Hey Friends!

Meet me! I’m a Real ā€œEstat’erā€ in the DMV 😊!

No, but seriously - I love real estate and helping folks begin and expand their portfolio!

I LOVEEEEE meeting renters and helping first-time home buyers. They require more patience, education, and loyalty!

Y’all also help me to better inform sellers on what’s new and fresh with buyers in our market today!

I’ve always had a desire to serve my community, thank you guys for giving me the opportunity to do so!
