This one takes several of the survey ideas and combines them into something that could be really special:

1611 MARKET HALL

What if 1611 became a neighborhood specialty market AND a place where local food businesses could actually grow?

We’re imagining:

🥬 Fresh produce and specialty groceries
🥐 Bakery and coffee counter
🍰 Local bakers and cake makers selling from market stalls
🍲 Prepared foods and grab-and-go meals
🌿 Flowers, plants and locally made goods
👩‍🍳 A shared commercial kitchen for small food businesses
🧁 Rentable kitchen space for bakers, caterers and food entrepreneurs
🛍️ Rotating market stalls for local vendors
☕ Seating for coffee, lunch and community gathering

The idea is bigger than just a grocery store.

It could be a place where someone who makes incredible cakes from home takes the next step. Where a caterer has access to a real commercial kitchen. Where a small food business can test a concept before taking on the expense of a full storefront.

And at the same time, the neighborhood gets a market, bakery, coffee spot and gathering place all under one roof.

That’s what I love about this Reimagine 1611 project. The ideas are starting to build on each other.

These concepts are just for brainstorming and visualization, of course, but sometimes seeing the possibilities is what gets the right person thinking.

🎨 REIMAGINE 1611 CONCEPT #5

This one came straight from the survey too, and I think it may be one of the best fits for the bones of this building.

What if 1611 became an ARTS HOUSE?

Not just a gallery.

A true creative hub with different spaces for different kinds of artists, makers, performers and musicians.

We imagined:

🎨 Artist and maker studios
🧵 Craft and textile workspaces
💃 Dance and rehearsal space
🎭 Small performance venue
🎹 Music rehearsal and intimate live shows
🖼️ Gallery space
🎙️ Creative classes and workshops
🛋️ Community gathering areas
✨ A place to create, collaborate, perform and share work

One of the things I love about this concept is that the building’s existing layout actually works with it.

The large commercial side could be divided into different creative zones, while the taller atrium side could become a gallery and performance space with the upper level overlooking events below.

These are AI concept renderings using the actual spaces inside 1611 Washington.

They are not architectural plans or approved uses. They are simply our way of taking ideas from the community and asking:

👀 LOOK AGAIN: What’s Already Happening Around 1611 Washington

One of the things I hear most often about 1611 Washington is “But there’s nothing over there.”

I lived just a few blocks away on Polk Street for many years, so I’ve always felt differently about this part of Alexandria. I know the area has challenges, but I also know its history, its location and its potential.

So I started looking around and there is a lot more happening here than people realize.

• Bolton Avenue Community Center

But what interests me most isn’t simply what’s already here, it’s what people are investing here:

🏗️ The Salvation Army completed its approximately $5 million Center of Hope on Murray Street.

🏗️ Kisatchie-Delta received $1 million in federal investment toward its regional Resiliency Center, followed by approximately $576,000 in additional renovation work.

🏗️ Alexandria received a $1.29 million EPA Brownfields Cleanup Grant for the former Rush’s Cleaners property on Bolton Avenue, connected to plans for a mobility hub and continued redevelopment of the corridor.

That’s roughly $8 MILLION in identifiable recent and planned investment in this part of Alexandria.

Is this already a polished new entertainment district? No. But that isn’t the point. Cities evolve. Neighborhoods evolve. Investment creates opportunity.

Sometimes the most interesting opportunities aren’t in the places everyone has already discovered. They’re in the places where there is room for someone to create what comes next.

I believed in this part of Alexandria when I lived on Polk Street, and I still believe in it today.

So while we continue to REIMAGINE 1611, I’m going to spend some time looking beyond the walls of this incredible building.

What’s already here?
What’s changing?
Where is money being invested?
And most importantly, what could come next?

Maybe there isn’t “nothing over here. Maybe it’s time to LOOK AGAIN.

Okay, this one started as a true wild-card idea… and then more than one person suggested it.

What if 1611 became a private strength + swim club?

Not a giant public gym. Not a traditional recreation center.

Something more boutique. More architectural. More neighborhood-oriented.

We imagined:

🏊 An indoor pool in the tall atrium side
🏋️ An upscale industrial strength and training gym
🥤 A smoothie / fuel bar
🧘 Wellness and recovery space
🌿 Lounge areas with greenery
💪 Functional training, weights and cardio
✨ Membership-based access
🌙 A polished space that could feel completely different morning, afternoon and evening

What made this one especially interesting is that the building already has two very different kinds of space.

The taller atrium side lends itself to something dramatic like a pool, while the large open commercial side could become the gym, training area and fuel bar.

These are AI concept renderings using the actual spaces at 1611 Washington. They’re not architectural plans or representations of an approved use, they’re simply a way to SEE an idea that came directly from the community.

And that’s really the point of this whole project:

Sometimes you have to stop looking at what a building is and start imagining what it could be.

💻 REIMAGINE 1611 CONCEPT #3

What if 1611 became a place where people could actually come together to work, create, meet, eat, drink coffee and just be part of the neighborhood?

One of our newest Reimagine 1611 survey responses suggested a shared workspace that feels less like an office and more like a true community hub.

So we took that idea and imagined:

✨ 1611 COMMONS

☕ Coffee and café service
💻 Shared work tables
🛋️ Lounge seating and quiet corners
🤝 Meeting and collaboration spaces
🌿 Indoor and outdoor gathering areas
🎨 Creative and maker-friendly spaces
🐾 Pet-friendly areas
🎤 Workshops, talks, music and small events
🍷 A space that could shift from coffee and work by day to social gatherings in the evening

The idea isn’t traditional coworking where everyone rents an office.

It’s more like a neighborhood clubhouse for remote workers, creatives, entrepreneurs, small business owners, students and anyone who just wants somewhere inspiring to be.

And because 1611 already has so much character, the goal would be to keep the industrial feel eith exposed structure, brick, metal, concrete, big open areas and build around it rather than erase it.

Okay, this one is completely different.

One of the ideas submitted through our Reimagine 1611 survey was an indoor dog park/daycare with memberships and once we started imagining what that could look like inside this building, it got really fun.

What if 1611 Washington became something like a private dog club?

🐶 Indoor play and exercise areas
🛁 Grooming + self-wash stations
🦴 Retail for treats, leashes and pet gear
☕ A coffee/lounge area for owners
🌿 A covered patio for dogs and people
🎓 Training and daycare
✨ Memberships for regular users

The huge downstairs footprint gives a concept like this room to spread out, while the industrial character makes it feel less like a traditional kennel and more like a true destination.

And this is exactly why I’m loving this project. The goal isn’t to say this is what 1611 should become. It’s to get people looking at the building differently and asking:

✨ REIMAGINE 1611 CONCEPT #1

The first ideas are already coming in from our Reimagine 1611 survey, and one response was so detailed we had to bring it to life.

A local wedding photographer imagined the downstairs of 1611 Washington as an intimate, industrial-meets-hidden-garden event venue something elegant, romantic and completely different for Alexandria.

Her vision included:

🌿 Lush greenery hanging from the beams
🤍 Soft white drapery through the vaulted spaces
🕯️ Low, romantic lighting
🥂 A dedicated cocktail and bar area
💃 A checkered dance floor
🍽️ An intimate reception space
🌙 A moody lounge area
💍 Weddings and special events kept intentionally small and special

So we used AI to reimagine the actual spaces inside 1611 Washington and see what that idea might look like.

And THIS is the result.

These are concept images only, of course, but this is exactly why I wanted to start this project. Sometimes it is hard to see past what a building is today and imagine what it could become.
