Don't let a national housing headline, or even a Washington-area headline, determine your expectations.
August gives us a particularly good example of why real estate is hyper-local. The market can change dramatically by jurisdiction, property type, price range, and sometimes just a few ZIP codes.
Northern Virginia continues to outperform DC and much of Maryland, but August clearly took some of the heat out of the market.
Fairfax County remains the strongest of the large jurisdictions, with detached homes at 39.0% and attached homes at 38.3%.
Arlington detached and attached homes remain in seller's market territory at 32.9% and 36.7%, respectively, while condos declined to 24.3%.
Alexandria saw one of the more significant shifts, with detached homes falling from 44.4% to 42.2%, attached homes rebounding from 21.7% to 28.5%, and condos at 22.2%.
The suburban Virginia market is still healthy, but it is considerably more balanced than it was this spring.
