Did last week's heat wave cool down the housing market? ⤵️
Maybe—at least for a few days.
Across the region, new contract activity dipped slightly compared to the same week last year, with five of the six major jurisdictions seeing fewer homes go under contract. When temperatures soar, it's not uncommon for buyers to put off open houses and home tours until the weather is a little more comfortable.
The good news? This looks more like a temporary pause than a shift in the market. Year-to-date contract activity is still running ahead of last year, a sign that buyer demand remains steady overall.
One standout? Prince George's County, where contract activity jumped more than 16% compared to the same week last year.
What does this mean? 🏡
• Sellers: Strong pricing and great presentation continue to matter as buyers become more selective.
• Buyers: A slower week could mean a little less competition and more opportunities to take your time.
The takeaway: One unusually hot week doesn't define the market. If you've been thinking about buying or selling, let's talk about what the current market means for your goals.
