- Market in a Minute -
2023 has gotten off to a better start than 2022 finished. At the end of December, the overall supply of homes on the
market in Northern Virginia was 1.6 months, and just a month later at the end of January supply has dropped to a little
under one month. And supply is what drives the direction of home prices. When the market was at its hottest in early
spring 2022 there was just two weeks of inventory and prices soared. Even though supply is higher now, by almost
every metric, we’re still in a sellers’ market. Absorption rates for all three property types – detached and attached
homes as well as condos/co-ops – are all above 30%, and almost 40% of homes that went to settlement in January
sold at or above their original list price. Rapidly rising mortgage rates put a lid on the buyer’s side of the equation but
those higher rates have had an even bigger impact on the supply side. There are lots of homeowners who are reluctant
to give up their current low interest rate loan to finance their next purchase at a much higher rate. We’re in a sustained
period of a quieter market with less buyer and seller activity. We anticipate mortgage rates will moderate later in the
year and more buyers will come back to the market, but we also believe new listing activity will continue to be relatively
low. Historically, the Super Bowl has marked the real beginning of the spring market, so we’ll have a much better idea
of where we’re headed soon. Call me to discuss what this means for you!

The new year will shake up how everyone involved in the home ownership process as consumers, lenders and Realtors explore solutions to keep the housing market moving at a healthy pace. The days of throwing a home on the market and watching multiple offers roll in is probably a thing of the past, but there are still advantages available to both sides to ensure people can buy the homes that are available, even with rates at their highest in several years.

Rate Buydowns: Buyers over the past several years were treated to historically low interest rates. With rates now in the low to mid six-percentile, diminished buyer power is leading to creative solutions in adjusting where buyers start out with their rate – and where they might end up.

-- WEEKLY METER -- 2022 started with a roar and went out with a peep. For the week of December 25 - 31, 2022, contract activity in the Metro DC area fell by 28.5% compared to the same seven-day period last year. For the full year, contract activity in 2022 was off 19.4% compared to 2021. Frankly, given the significant rise in mortgage interest rates beginning in spring, that’s not bad.

-- Key Takeaways --
Historically, December is the slowest month of the year and that held true this year as well. And it’s not just buyer activity that is lower this time of year – new listings coming on the market were off even more than contract activity. 29.4% fewer homes entered the market last week. Although homes continue to take longer to sell than comparable times of 2021 and 2020, they are selling about as fast as the pre-COVID years of 2018 and 2019.

-- Why it Matters --
The DC area is performing better than almost any other major metro area in the country. Other markets – like Austin, Phoenix, and Las Vegas – had significantly higher price appreciation than we did in the boom of the last 2+ years, but those markets are seeing true price reductions now. We aren’t.
It’s not a bad market in any way – it’s just more balanced than we’ve seen in years.

Washington, DC was down 42.7%
Northern Virginia was off 35.4%
Montgomery County was down 32.0%
Loudoun County was off 25.1%
Prince George’s County was down 16.1%
Prince William County was off 12.1%
