Many times, the most important skill in this business has nothing to do with houses. đź‘€
-a renter whose application we declined just hunted down the landlord’s personal cell phone somewhere
-a closing delayed for my seller because buyer’s lender was late issuing CD
-a seller’s house sold a week ago, still not funded because buyer had to sign actual forms at an American Embassy in another country
-one wrong check box that both me and my seller missed on their contract, and buyer’s agent took advantage to require 8 remaining years of a front foot fee to be paid (by me) yesterday
-an LOI written for a client to buy a mixed use property using a VA assumption + seller financing
-a buyer just went under contract Sunday and he has to be out of his current home in 10 days (including holiday weekend)
The easiest thing I’ve done for two weeks is write offers and come in second, even at $150k above list price and zero contingencies.  🤪
