After 4 years of being away, I have decided to rejoin Compass! 🙏🏽

I am so glad I had the opportunity to start my own boutique brokerage, but it taught me an important lesson:

Administration & Management life is not for me.

It was amazing to be able to create an Agency on my own terms, but what I actually love most about real estate is this one thing:

Being face to face and side by side with my clients, advocating for their best interests, and helping them find their place in the world. ❤️🙏🏽

This is where I thrive and flourish, and I want more of it.

Still on a high from witnessing our kapatid Alexandra Eala become the first Filipino to ever win an international tennis title ❤️🇵🇭

IN MY LIFETIME 🇵🇭❤️😭

Alex Eala won the Mubadala Tennis Open Right here in DC, surrounded by the love of countless Filipinos.

The thing about our culture is that we RIDE HARD for our people. It sounded like 80% of this crowd was Filipino.

Our love is LOUD. It is comforting. It is electric. 🇵🇭❤️

During a quiet moment right before she served, I heard an elderly Filipina woman’s motherly voice say ever so casually but confidently in Tagalog, “Kaya mo yan!”

(Translation: You can do that! / You can do it! / Keep going / You got this!)

And then I cried.

To be Filipina means you have kababayan, titos, and titas all over the world believing in you, having confidence in you, rooting for you, and cheering you on.

In every lifetime, may I be so blessed to be Filipina.

And in case you also need to hear it today, whatever it is you’ve got before you: Kaya mo yan! You’ve got this.

Meetings, matchas, mantles, and millwork, oh my!

What I love about real estate is that no two days are ever the same.

Also, I’m not tied to a desk!

But my phone and laptop are in fact tied to me everywhere I go!

10 years in, and I still love what I do as a realtor.

Most importantly, I love the wonderful people I get to meet and serve in the process. ❤️🙏🏽

I’ve talked more people out of buying than into it

The right house at the wrong time is the wrong house

The right house in the wrong neighborhood is the wrong house

The right house with the wrong price that you can technically afford but will overly stress you is the wrong house

And it’s not even “talking you out of buying a house” per se. It’s simply holding a mirror back up to you and reminding you of your vision, direction, and whole purpose for pursuing homeownership to begin with.

If a real estate agent ever uses fear tactics to pressure you into buying a home, they’re not just the wrong agent for you. That’s a bad real estate agent, period.

🚨 CONDO OWNERS, SELLERS & BUYERS: Big lending changes are coming.

Starting August 3, 2026, most condo purchases using Conventional Financing will require a FULL condo review. No more Limited Reviews for associations with more than 10 units.

(Newsflash: 65% of condos that closed in the last year had Limited Reviews. That’s all going away this August!)

What this means:
• Stricter standards for building maintenance and repairs
• More scrutiny of delinquent dues & special assessments
• Associations must follow their Reserve Study recommendations
• Tighter master insurance requirements
• By January 2027, associations will generally need at least 15% reserves or the amount recommended by their Reserve Study.

And now for some GOOD NEWS: Investor ratios will no longer disqualify buyers from Conventional Financing!

If you own a condo, now is the time to ask your Board or Property Manager if your association is ready.

Just because he’s your best friend’s brother doesn’t mean he’s the best real estate agent for you

Purchasing a home is easily one of the largest purchases and investments you may ever make

And you deserve an agent who not only has the experience and expertise that sets you up for success….

You also want to know you and that real estate agent are A L I G N E D when it comes to communication and negotiation styles

Because when you can’t be the one directly speaking to the Sellers or Sellers’ Agents, you want to have peace of mind knowing you real estate agent is adequately and appropriately communicating, advocating, and hustling on your behalf 🙏🏽

Here are the questions I would ask if I were a home buyer looking for a real estate agent!

Just because that person is your best friend’s cousin does not mean they are the best agent for you.

Most people hire their real estate agent based on relational proximity and convenience. Perhaps you belong to the same friend circle, groups, or organizations.

If this isn’t how you’d go about finding the best surgeon for a medical complication or how you’d hire an attorney for a major legal matter, then I’d argue that relational proximity is not necessarily the best way to find an agent that will guide you through one of the largest financial investments you will make in life either.

I love it when my clients come to me knowing I am the only option for them when they have that clarity.

But I also love it when I have the opportunity to be interviewed as one of multiple agents because it tells me they’re doing their due diligence. Our partnership is that much stronger when clients knew their options but decided I would be most aligned with them. 🙏🏽

So whether you’re buying your first house or fourth house, here are some questions to explore to know you’re setting yourself up for success.

You deserve to know your options. You also deserve the best service, expertise, and the highest levels of advocacy throughout every step of the process.

These 5 things about parenting and schools in Washington, DC may surprise you! 🤯

Raising kids in DC just hits different….

Like, wdym we have universal preschool but I am not guaranteed a spot in my in-boundary school until Kindergarten?

And wdym we don’t have school buses but I somehow have to get my kids to/from a school that’s a 25 minute drive away? 🤔

I think even local DC residents don’t know this info until it’s time to enroll a kid in school.

My 2 kids are now in middle school, and they are both born and raised DC! It’s fun raising city kids. ❤️
