Believe it or not, Alexandria has a pretty cool claim to fame when it comes to famous faces! Check out these A-listers who grew up right here in our own backyard:

The Mamas & the Papas: This iconic folk-rock group had two of its members, Cass Elliot and John Phillips, growing up in Alexandria! Imagine singing along to California Dreamin' while walking the same streets!

Dermot Mulroney: Ever seen him in a rom-com? This Hollywood actor actually honed his acting skills (and cello playing!) right here in Alexandria.

Maybe you'll spot him at a local restaurant someday.

Jim Morrison (The Doors): Lead singer of the legendary rock band The Doors?

Yep, he spent some of his teenage years in Alexandria when his dad was stationed nearby.

Who knows, maybe the city lights inspired some of his music!

So next time you're exploring Alexandria, keep your eyes peeled! You never know who you might bump into.

Spring is here, and that means a scorchin' real estate market. But don't worry, even with more competition, you can still snag a fantastic home at a great price! Here are some tips for finding the best value:

Look Beyond the Shiny New Listings.

Sometimes houses that have been on the market a tad longer might be more flexible on price. These sellers might be more motivated to make a deal!

Price Drop Detectives! Keep an eye out for homes with recent price reductions. These sellers are showing they're open to negotiation, which could be your chance to shine!

Getting pre-approved for a mortgage shows sellers you're a serious buyer, ready to move fast. This can give you an edge, especially in competitive situations.

Think "Fixer-Upper" Potential. Don't be afraid of houses that might need some TLC.

A little sweat equity (hard work!) can turn a diamond in the rough into your dream home, often at a lower price point.

Remember, buying a house is a journey! The key is finding a place that fits your needs and budget. I have a easy to use buyer check list to help get you started.

Congrats on your new house (or soon-to-be new house)! But before you unpack all the boxes, there's a hidden hero called title insurance to protect you from any surprises with the house's history.

Think of it like a superhero cape for your home! Here's why it's important, especially during a divorce:

Imagine the house has a hidden history, like an unpaid bill from way back when. Without title insurance, you might be stuck dealing with that issue, even though it happened before you bought the place!

Title insurance acts like a shield, covering the costs if someone challenges your ownership due to a past problem.

During a divorce, things can get a little more complex.

Having title insurance ensures both parties are protected if any unseen issues with the house ownership pop up later.

It's like a safety net, giving you peace of mind during a stressful time.

Title insurance isn't super expensive, but it can save you a BIG headache (and money!) down the line.

Think of it as a small investment to protect your big investment (your new house!).

Going through a divorce is tough, and on top of everything else, there's the question of what to do with the house. As a real estate agent who helps families navigate this process, I see a lot of confusion. In this video, I talk about what your realtor absolutely MUST tell you upfront:

Remember, a good agent is there for YOU during this time.
I’ve developed a system tailored for you. It’s called the Phoenix Method. Download a free copy of my guide at the top of the page.

So you scored a sweet new place (congrats!), but the neighborhood feels a bit empty without any friendly faces around. Don't worry, becoming neighbor buddies is easier than you think! Here's how to break the ice and build your own little community:

1. The Welcome Wagon: Skip the fancy basket, but bake some cookies brownies, and introduce yourself! A friendly smile and a homemade treat are a winning combo.

2. Yard Time is Social Time! Mowing the lawn? Washing your car? Treat it like an open invitation to chat! Wave, say hi, and strike up a conversation. You might discover a hidden gardening guru next door!

3. Unleash the Power of Pups (or Kitties!): Walking your furry friend is a GREAT way to meet people. Dog parks are basically social hubs for pet lovers.

4. Community Calls! Check out local Facebook groups or neighborhood apps! People often post about upcoming events, yard sales, or just want to say hi. It's a fantastic way meet new people.

5. Embrace the Potluck! Feeling brave? Organize a casual potluck for your block! It's a low-key way to gather, share some food, and get to know your neighbors.

So put yourself out there, and who knows, you might just find some lifelong friends living right next door!

Me and my awesome neighbors gathered at the park for the big solar eclipse, and let me tell you, it was MIND-BLOWING! We watched the moon block out part of the sun, and it got a little dark like night in the middle of the day! I filmed the
early parts.

I know separation and divorce are already stressful, and with interest rates rising, refinancing your home can feel like adding fire to the mix.
Here's the deal:

Rates are changing: Right now, getting a good refinance deal can be harder than it used to be.

This means you might not get the lower interest rate you were hoping for.

Divorce complicates things: Banks need to see a clear picture of your finances after the divorce is finalized. This means waiting until you have a written agreement about how you'll handle the house and finances.

So, what can you do?

Talk to a lawyer: They can help you understand your options and what's fair in your divorce settlement regarding the house.

Talk to a mortgage professional: They can explain the current interest rate situation and see if refinancing is still the right option for you based on your individual circumstances.

I know your top priority is navigating your divorce and ensuring a smooth transition for yourself and your family.

If refinancing seems overwhelming, don't feel pressured to jump into it right away.

Focus on what matters most, and seek expert advice before making any financial decisions.

I specialize in working with divorcing families to find solutions for their homes.
