Could taxes be part of the reason housing inventory remains tight? 👀

Lawmakers are discussing updates to the capital gains tax exclusion, which hasn’t changed since 1997.

Right now, homeowners can exclude:
• $250K in profit if single
• $500K if married filing jointly

But after years of rising home values, many homeowners now exceed those limits, creating what some call a “lock-in effect.”

The result? Fewer homes hitting the market.

One proposed bill would double the exclusion limits to encourage more homeowners to sell and potentially increase inventory.

It’s a reminder that today’s housing market is shaped by more than just interest rates.

Should buyers be worried? 🚨

Not always. Usually, the timing tells the story.

If it falls apart early, it’s often because of:
• Home inspection issues
• HOA or condo documents
• Buyer contingencies

If it falls apart closer to closing, it’s more likely:
• Appraisal problems
• Financing or loan issues

And sometimes, it has nothing to do with the house itself.

That’s why it’s important to ask questions and work with an agent who can investigate the history before you move on from a property.
