New Homes Compete Below Resale Prices
One trend I’ve been watching closely: new homes are now competing below resale prices in many parts of our market. Nationally, builder incentives are shaking up the old assumption that new construction always comes with a higher price per square foot. For buyers weighing their options, this shift has opened up some interesting value comparisons.
Builders are offering these deals because they need to move completed homes, while many current homeowners are staying put—meaning existing inventory remains tight and sellers of resales hold a bit more ground. Not long ago, new homes routinely carried a notable premium, but now we’re seeing builders cut prices and sweeten the pot with extras.
If you’re considering buying, your strongest negotiating position tends to be in neighborhoods where builders have a solid supply of homes. On the flip side, in areas with less new construction, resale sellers still have the upper hand. Looking forward, how much leverage buyers have may depend on the pace of new permits and construction—if building activity slows, today’s new-home discounts could shrink.
Bringing a background in both real estate investing and helping clients navigate these shifts, I aim to help you make sense of opportunities in our local market. Whether you’re thinking about a move or just want to understand your options, I’m here as your agent to guide you through the process.
