There's one weekend every year where the light changes and you can feel the season turn. This is it.

If you're selling this fall, here's a small thing worth knowing: the photos you take this week will look better than anything you can shoot in six weeks. Green lawn, full trees, long evening light.

By late October the same house, completely unchanged, photographs like a different property. Bare branches, flat grey light, a 4:30 sunset.

Buyers don't consciously notice it. They just scroll past faster.

It's the cheapest advantage in the whole process, and it expires.

Labor Day weekend at Sunset Park.

The Summer Sunset Festival runs Friday through Sunday, September 4-6, in Lake in the Hills. Free to get in.

The two to plan around:
Parade Saturday at 11 AM
Fireworks Sunday at 9 PM

Carnival opens at 5 on Friday, noon Saturday, 1 on Sunday. Live music all three nights.

Bring chairs. It's the last big one before everything turns into fall festivals and apple orchards.

Here's something that surprises almost every seller: an empty room photographs and shows smaller than a furnished one.

Buyers can't scale a space with nothing in it. No sofa, no bed, no table — nothing to measure against. So they guess, and they guess low.

You don't need to stage the whole house. A rug, two chairs, and something on one wall gives the eye a reference point, and suddenly the room reads its actual size.

That's a few hundred dollars of effort against a number that shows up in offers.

Everyone tells you nobody uses the formal dining room.

And they're right — except for about three days a year. On those three days, it's the entire reason the house works.

That's the thing I'd tell anyone touring this fall: buy for the ordinary Tuesday. How you get in the door with groceries. Where the backpacks land. Whether two people can be in the kitchen at once.

But know which rooms have to show up for the holidays, because you'll remember those days longer than you'll remember the Tuesdays.

An oak-cabinet kitchen from 1994 scares off most buyers. That's exactly why it's usually where the value is.

Here's the distinction that matters: cosmetically dated and structurally tired are not the same house.

Cosmetic is cabinets, counters, paint, flooring, fixtures. Every one of those is a known number you can get quoted before you close.

Structural is the roof, the foundation, the electrical panel, the sewer line, water in the basement. Those are the ones that turn a deal into a decision.

If the bones are sound and the ugly is on the surface, you're often buying at a discount for work you'd choose to do anyway.

Sellers spend their prep budget on the kitchen. Buyers make up their minds in the entryway.

The first few feet inside the door set the tone for every room after it — and it's the cheapest space in the house to fix. Clear the floor. Get the lighting warm instead of blue. Take down two thirds of what's on the walls. Make sure the door opens all the way without hitting anything.

That's a Saturday and almost no money, and it changes how the entire showing feels.
